Walk into a simply stunning high ceiling hallway with beautiful slate floor, glass sided oak staircase, double doors into lounge and entrance into kitchen. All complimented by wax finished green oak constructed frames, electric Velux windows in ceiling and mood LED lights in the walls.
Kitchen/Dining Room/Sitting Room Area
Exceptional open plan area with limestone floor. Very stylish top end fitted kitchen with composite stone worktops, under mounted stainless steel sink bowls and preparation island. The appliances are as you would expect in an exclusive property; Gaggenau double oven, Gaggenau warming drawer, Miele five ring induction hob, two Miele fridge freezers with built in ice cube makers and a Miele dishwasher. The kitchen equipment is quite extensive which also includes a Nespresso coffee machine and beautiful crockery from Conran.
The dining room has an extendable oak table that is set to seat eight but can be extended to accommodate fourteen.
The sitting room area has seating on a large leather settee and two single chairs. To the side is a bespoke made drinks cabinet with integral lights that is a real conversation piece!
One of the amazing features of this stunning property is that the bi-fold doors open to the left and right of the corner of the room. This in turn integrates the outside with inside and it makes the external decked area feel like it’s part of the house.
Study
Well thought out study area with glass roof and engineered walnut floor which is set to an office desk, cupboards and one chair but the desk can be folded away and two single beds fold out of the units. There is a printer in the office that can be used if needed. Prior agreement must be sought before using this area as a bedroom.
Downstairs Shower Wet Room
A beautiful shower/wet room that is very useful for everyday use, coming back off the beach or simply as a downstairs cloakroom.
Utility
High quality fitted cupboards with semi integrated Miele washing machine and Miele tumble drier. The worktops are composite stone and there is an under mounted stainless steel bowl.
Garage
There is a double garage with two electrically operated doors. The garage will only really take one saloon car as there is some internal private storage and the headheight of the doors are quite low.

Master Bedroom & En-suite Shower Wet Room
Situated on the sea facing side of the property, the high beamed ceiling master bedroom has stunning views of the Camel estuary and also views across to Padstow. There is a 6ft bed, en-suite shower wet room, walk in fitted wardrobe, tilt and turn tall windows that open onto a Juliet balcony and side access onto a sea facing balcony.
Bedroom Two
This stylish bedroom is also on the sea facing side of the property with great views of the estuary. The bed is 5ft there are wall hung wardrobes and bedside cabinets. On pulling back the wood shutters, the Velfac sliding door offers access onto a sea facing balcony that is shared with the master bedroom.
Balcony
Whilst this balcony can be accessed via the master bedroom and bedroom two, it can also be entered from the upstairs hall. Many previous guests sit here or on the downstairs decked area and just watch the intriguing estuary life and the dramatic tidal movements.
Bathroom
A beautifully finished bathroom with high quality fittings, heated towel rail and a wall mounted bath tap with handheld shower head.
Bedroom Three
Stylish bedroom with 5ft bed, built in wardrobe, dressing table and bedside shelving units.
Bedroom Four & En-suite Shower Wet Room
An exceptionally beautiful bedroom with a 5ft bed with wrought iron bed frame, fitted wardrobes, electronic Velux windows and handmade bedroom fitments. Within the bedroom there is a really large single chair that can unfold into a single bed and the en-suite shower wet room with slate floor is a well proportioned.

Main Garden
To the outside of the kitchen/dining/sitting room, there is a fabulous hardwood decked area that looks out across the Camel estuary. When the bi-fold doors are opened, it really blends in well with the outside and lets the gentle breezes cool the house. On the deck there is a gas fired barbeque, large table & chairs, four designer sun loungers and if it gets a bit chilly, then the infra red heaters are a welcome feature.
There is also an external shower which is great for getting sand off the wetsuits, cleaning muddy paws and generally embracing the outdoor life.
Rear Garden
To the rear of the property there is raised lawned area that is enjoys good views across the Camel estuary.
Private Parking
There is forecourt parking at the property for 3 cars, 4 with care, plus the space in the garage for a saloon car. The parking and property is accessed via an electronic gate
