Headlands is located within the Cornish Riveria, on the South Cornish coast in Porthpean, near Charlestown, Carlyon Bay, Fowey & St Austell. Headlands is a traditional style luxury holiday home with incredible sea views across St Austell Bay in a superb location and with a large garden and exterior swimming pool.
The external heated swimming pool (pool on from mid April to end of September) is an excellent size and is very popular with guests. There is also a very large patio area up by the house where you can soak up the sun or just watch the everchanging motions of the sea.
The property sleeps between 8-9 guests over three floors and two of the bedrooms have en-suites. The living space on the ground floor is very spacious and it has two lounges, a dining room, conservatory area, kitchen, utility room, two cloakrooms and a wet room.
As well as being a stunning location, Porthpean is ideally placed to explore South Cornwall and the Eden Project, Mevagissey, Fowey, Charlestown and the Roseland Peninsula.

Kitchen
A lovely light coloured fitted kitchen with an electric Aga conventional cooker, Belfast double bowl ceramic sink all topped off with granite worktops. The other kitchen appliances include a dishwasher, integrated fridge, microwave and a free standing fridge freezer. The heating in the kitchen is provided via electric underfloor heating.
Utility Room/ Wet Room
The utility room houses a free standing washing machine, tumble drier, fitted kitchen units and a stainless steel sink. Towards the other end of the room is a wet room with two showerheads, which is ideal for showering after using the swimming pool or coming back from the beach. There is also a toilet next to the wet room.
Dining Room
The comfortable dining room easily seats 8 guests although this can be extended further to accomodate at least one more. As with all the sea facing rooms, there are great views across the garden, swimming pool and across St Austell bay.
Lounge
The lounge is a very long and light room. At one end you have a conservatory and at the other there is a set of French doors onto the terraced area. The audio visual equipment includes a HD flatscreen television, Blu ray player and Sky HD system. The Sky system is the full package including entertainment and Sky sports.
Living room
Having additional living space is a great feature, particularly with a house that can cater for up to nine people. This room is often reffered to as the quiet room and is great for relaxing and chilling out. There is a flat screen televison with a digital television service.
Kitchen

Master Bedroom & En-suite Shower Room
With superb views over St Austell bay, the master bedroom is located on the sea facing side of the property. The bed is a 5ft traditional framed bed and it has two bedside cabinets next to it. Within the room there is also a wardrobe and drawer unit with direct access into the en-suite shower room.
Bedroom 2
This room also has extensive views over St Austell bay and over to the RH side of Porthpean as well. There is a fitted mirrored wardrobe unit, two bedside cabinets and a traditional framed bed.
Bedroom 3
This bedroom benefits from some sea views and is ideally sized for one guest.
Bedroom 4
At the rear of the house, this single bedroom is of a good size.
Main Bathroom
With white Heritage sanitary ware, the bathroom has a wooden style floor and has just been completely retiled and replastered. There is a bath/shower mixer that is suited for hairwashing and for those wishing to shower, people love using the large wet room downstairs.

Bedroom 5 & En-suite Shower Room
The extensive sea views from this bedroom are stunning and you can see for many miles. This bedroom has two single beds and there is a truckle bed available under one of the beds to extend the sleeping accomodation for the whole property to nine. There is a large flat screen television which is generally used with the PS3 - Teenagers heaven!!!
The en-suite shower room has a shower enclosure, WC and basin.

The grounds and gardens at Headlands are excellent and the sea views are really superb. Sometimes you may see one of the Square Riggers sail by on their way in or out of Charlestown harbour.
Heated Swimming Pool
The excellent outdoor swimming pool is available to use during mid April to the end of September. The pool is of a really good size and it has an electronically operated pool cover for safety when the pool is not in use. This area has been designed so that there is plenty of space around the pool for sitting down and relaxing or just watching people in the pool. At night time, there are numerous lights that can be switched on to light up this area.
Terraced Area
The terraced area is really big and is great for sunbathing, barbeques or just sitting down and watch the world go by. There are two sets of tables and chairs to use as well as a Weber gas fired barbeque.
Gardens
Within the garden there are mature hedges, trees and shrubs and a good sized lawn down by the pool. The gates by the garage and off the side of the terraced area can be locked and there is also a non locking side gate on the side of the property.
Garage & Parking
The garage cannot be used for parking but there is plenty of parking outside the garage or on the private road to the front of the property. Inside the garage, there are additional chairs and recliners and for those guests with suitable experience, there is a Kayak that is avalable for use. (Note: Kayak used at your own risk and we can book you in for a course with local instructors of which there is a fee.)
Porthpean Beach
Just down the hill, after a short walk, is the popular and sheltered Porthpean beach. The name of the beach comes from the Cornish for little cove and its quite a wide beach.There is a seasonally operated beach shop by the beach that is really useful. Dogs are not permitted on the beach from Easter to October.

Learn how to cook Game and French food by our very talented French chef in the comfort of Headlands. Add a cookery class to your stay and take the skills home with you so that you can enjoy fine French and Game food over and over again.
Whilst there are no pubs within walking distance of Headlands, there are plenty within a short taxi or drive. These include; Rashleigh Inn & Harbourside Inn - Charlestown, The Polgooth Inn, Ship Inn - Pentewan, Polkerris Inn - Polkerris and many more in St Austell, Mevagissey & Fowey.
Just walk down the hill from Headlands to the sandy and sheltered Porthpean beach.
Within a short drive there is also beaches at Charlestown, Polkerris, Pentewan and Portluney Cove.

From Porthpean beach and/or the nearby local area you can hire Kayak's, go on organised snorkel safaris, sail, dive and a whole lot more. Over at Mevagissey, there are a number of very good sea fishing boat trips which can be organised.
There are quite a few golf courses nearby so don't forget to bring your handicap card.

Lanhydrock Golf Club - 30 min drive
There are a number of great places for foodies to visit including; Austells at Carlyon Bay, Areboretum restaurant at The Cornwall, Boscundle Manor at Boscundle, The Schoolhouse at Pentewan and the Dining Room at the Nare Hotel.
To help make your stay even more perfect, we can organise personal chefs (subject to avaliability) to cook delicious meals of your choice, in the comfort of Headlands. We can also organise catering for parties, celebrations and any special occasion. Please call us for more details.
There is a lot of things that kids can do as well as everything listed. This can include; Bens Playworld, Tortoise garden, Cornwall Crealy Adventure Park, Monkey Sanctuary at Looe. We do think that most kids will want to spend hours exploring the rock pools on Porthpean beach.
Bring the bikes or hire them locally from Pentewan Cycle hire to explore some of the fantastic villages and cycle trails nearby. You can cycle around to Mevagissey or Charlestown and if you are feeling a bit more energetic then why not cycle up to the Eden Project.
If shooting is your thing then there are some really great shoots nearby although booking well ahead is imperative. In addition to rough or driven shoots, there is also some clay pigeon shooting avaliability as well. Please call us for more details.
Driving over to Padstow is only a 45 minute drive and you can learn new culinary skills at Rick Steins Padstow Seafood school.

Walk down the hill from Headlands to access the coastal path. Depending on your level of energy, you can walk for miles and miles! Popular short walks include walking to Pentewan or Charlestown. Longer walks could be to Fowey, Mevagissey or down to Portloe.
There are several local Spa's that offer excellent facilities and treatments. We recomend the Spa at the Carlyon Bay Hotel as it offers a selection of over 40 indulgent treatments. Call us if you want us to book you in.
