Holt Farmhouse is a large brick and flint property that has been completely renovated, similar to a grand design style project. It was once a derelict Somerset farmstead and through much vision, investment and dedication, it is now a stunning farmhouse with two superb barn conversions opposite (rented separately) and all set within 140 acres of glorious Somerset countryside. The property remains a working farm, let to a local farmer who may use the land to graze his cows and sheep.
Holt Farmhouse also has fast broadband supplied via satellite as rural broadband is too slow!
Just off the hall is a cloakroom with W.C. and sink.
Open plan to the kitchen is a superb family sitting area which works very well for people getting together to sit and chat in the stylish comfortable chairs, watch television on the flat screen or playing music through the iPod dock. There is also a desk for those that need to keep in contact with the office or fire off a few emails instead of using the study. At the back of this area is the staircase that takes you up to the first floor.
This is a very large, beautiful kitchen with pale grey wood painted untis, granite worktops, belfast style white ceramic sink and a two oven Aga. There are also a number of other kitchen appliances, including a built under one and a half oven, dishwasher and a freestanding American fridge/freezer.
The utility room has the same units and worktops as the kitchen but it also has an integrated washing machine and integrated tumble drier. There is also an exterior door to the front of the property and an internal door into the plant room.
The dining room is an impressive, yet intimate area which has reatined the orignal beamed ceiling, open fireplace and is excellently furnished.
As with all great houses that work extremelly well as rentals, you have a number of different spaces to retire to in the house when it is fully occupied. The very comfortable and stylish living room also benefits from a woodburning stove and provides access via a door to a second steep staircase leading to the first floor.
The multipurpose study has a desk and sofa which makes it a very cosy room to work in or escape to.
A beautiful bedroom with a wood beamed vaulted ceiling and 7ft bed all upon a wooden floor. The furniture within this bedroom is all perfectly in keeping with the style of the property and enjoys wonderful views across the large gardens. Whilst this bedroom does not have an en-suite, bathroom one is really a dedicated bathroom for bedroom one.
A traditional bathroom with a vaulted beamed ceiling. Refurbised to a very high standard but in keeping with this traditional property. There is white sanitary ware including two sinks, WC, built in bath and a towel rail.
Bedroom Two – with en-suite shower room
Another beautiful large bedroom with beamed vaulted ceiling, antique double framed bed, drawer units, dressing table and wardrobe. The en-suite shower room has a built in shower with body jets, WC, stylish rectangle vanity sink, mirrored wall cabinet and a heated towel rail.
This is a bright and air room, awash with lots of natural light. The room consists of a 5 ft bed, wardrobe, dressing table and chair whilst views across the courtyard and rear garden are framed by a pretty windowseat.
Shower Room Two
This shower room serves bedrooms three and the single occupant of bedroom five. Featuring a moden shower with body jets, as well as a W.C., vanity unit with sink and heated towel rail.
This may be the samllest room in the property, but what it lacks in size it makes up for in view. An adorable window seat allows the occupant of this room to fully take in the expansive green landscape and rear garden. This room can also accomodate a fold-out bed, increasing the capacity of Holt Farmhouse to 10 guests.
Bedroom Four – with en-suite shower room
Another great bedroom with views across the rear garden, beneffiting form a stylish en-suite shower room. The room consists of a 5ft bed, bedside tables, armchair, window seat, storage units and a wardrobe. The en-suite shower room is finished to an excellent standard, with a top range shower with various settings and body jets, heated towle rail, W.C. and basin.
If you love space, walking and generally being outdoors then there is a whole lot of space to explore. With large gardens, duckponds, an orchard and the 140 acres to enjoy, this is really an exceptional place to be.
The beautiful gardens span three sides of the property and are mainly lawned with apple and pear trees dotted about. There is a table and chairs outside as well as a gas barbeque for those summer evenings. Just down in front of the patio of the garden, there is a duck pond which is fenced in.
If the trees are producing fruit, then help yourself to the abundance of apples and pears.This is also a great place to picnic or let the children run around and explore. A small stream runs through the middle of the garden and orchard, whilst expanses of trails and woodland walks can provide hours of whistful wanderings.
The Holt Farm Estate is made up of 140 acres of fields of lovely Somerset countryside and also includes a lake and its own woodlands. This is a working farm, but you are more than welcome to walk along the estate where marked. Children must be accompanied and dogs must be on a lead.
Just below Holt Farmhouse there is a fenced in duck pond with its very own resident ducks.
If you venture up across the fields you’ll come across a lake that is regularly populated by quite a number of ducks. This area is fenced in, but you are welcome to take a picnic and sit in this extremelly peaceful area. Sometimes you may also see some of the fish that live in the lake.
Take a stroll up the track and take the marked paths through the woodlands. There are all sorts of trees, animals and flowers in the woodlands and sometimes some of the wild deer will graze here. We will ask you to be careful at some times of the year not to disturb nesting birds.
Feel free to enjoy the space and freemdom of our fields and walk up to the Old Bothy which the owners will probably refurbish in the future.
Note: If you have adventurous children then they must keep away from the farm buildings to the rear of The Old Barn and The Calf House. As this is a working farm, there is farm machinery, slurry pits and other hazards associated with farms. There is also a stream running through the bottom of the valley which can get very fast after rainfall so we recomend that children are always supervised.
