Rosemain is a beautiful and large holiday cottage in Rock, Cornwall, that has been totally renovated and extended in late 2011 to now provide an extremely high standard of luxury self catering accommodation. In addition to a large enclosed garden, there is also access to 3 acres of fields behind the property.
One of the main focal points of the holiday cottage is the stunning kitchen and breakfast room which is a superbly social and practical area. The kitchen is very well equipped with two single ovens, warming drawer, microwave oven, dishwasher, large fridge/freezer and Nespresso coffee machine.
The lounge is beautifully done with oak floors, leather sofas and a wood burner as its centre piece. There is also a television room with a Wii and Blu ray player as well as an office area in the main reception room. Also on the ground floor there is a utility room and ground floor shower room, ideal after a hard day after being on Polzeath beach!
The sleeping accommodation has been well thought out with two large bedrooms that have their own en-suites and Juliet balconies and the other 3 bedrooms share a sumptuous bath and shower room. Three of the beds are zip & links so the flexibility of the sleeping arrangements of this beautiful cottage are excellent.
Rosemain has the very latest fibre optic Superfast Broadband.

The main access to Rosemain is via the double doors to the rear of lounge although you can also use the front door if you choose to.
From opening the external doors into the lounge, you feel welcomed by this long, light and beautifully crafted room. With its tall angled ceiling and lots of additional natural light being provided via the four Velux windows and all set off beautifully by the oak floor. It's a great room for socialising or cuddling up in front of the wood burner. There are a selection of leather sofas and occasional chairs to sit on and there is a flatscreen television to the left of the fireplace.
Walk down the two steps from the lounge into the heart of the cottage. The kitchen/dining room is a fantastic room with a superb kitchen set on a slate floor and there is ample space to sit, dine or just chill out. The kitchen has been cleverly thought out and can cope easily with cooking for ten. Kitchen appliances include; Two single ovens, warming drawer, induction hob, built in microwave, large stainless steel fridge/freezer, dishwasher, extractor hood and a welcome wine cooler. The long oak dining table accomodates up to 10 guests quite comfortably.
The reception room is a place to sit and quietly read a book or to take full advantage of the desk that has been cleverly built under the stairs and catch up on some emails or your Facebook account!
This is such a great room to just relax, catch up on a bit of television, watch a DVD or play games on the Wii that has also been provided. The seating in this room is denim bean chairs and designer bean bags and you might struggle to get the children of all ages out of this room!
The utility room has fitted units, a belfast sink and stone worktops. There is a separate washing machine and tumble drier and a door that opens onto the garden.
Cloakroom & Shower Room
Accessed via the utility, there is a WC, sink and a great shower which is excellent for washing off sand when you return from a day on the beach.
Bedroom Five & En-suite
An absolutely lovely bedroom with tall ceiling, Velux window and all set off by the beautiful wood floor which is also warmed by the underfloor heating. The bed is a zip and link so you can have either a super king bed or two 3ft singles. There are also two bedside cabinets, drawer unit and a built in wardrobe. The en-suite is beautifully designed and equipped and it has a WC, sink and a shower enclosure. This bedroom also has its own door into the garden.

All of the upstairs flooring is seagrass with the exception of the bathroom and en-suite.
Bedroom One & Ensuite
This is the master bedroom and it is a really good sized bedroom with a king bed as well a Juliet balcony that overlooks the garden. There are two bedside cabinets and built in storage and hanging space. The en-suite is also beautiful and it has a WC, sink, built in cupboards and a shower enclosure.
This bedroom also has a Juliet balcony that overlooks the garden and a zip and link bed. You can have the bed as either a super king or two 3 ft singles. There is also two bedside cabinets, double drawer unit and hanging space.
This bathroom serves bedrooms 2, 3 & 4 and it has both a bath and a shower and tiled floors.
This bedroom is at the front of the cottage and it has been fitted out extremely well. The bed is a double and there are two freestanding bedside lamps. The wardrobe is built into the left alcove and there is a cupboard built into the right.
This bedroom is also at the front of the house and it has a built in wardrobe and cupboard. The bed is a zip and link so you can have either a super king bed or two 3 ft singles.

Garden & 3 Acres!
To the rear of Rosemain there is a large enclosed garden with a path up to the garage and access into the 3 acres behind. There is a gas Weber barbeque for guest use and there is also external seating areas. The 3 acres belong to the property so guests have full use of the field although there may be sheep in one of the fields at times.
Garden Furniture Barbeque
To the rear of Rosemain there is a patio area which also has wooden table and chairs for alfresco dining or such. There is also a gas barbeque for guest use.
There is ample parking at Rosemain. You can park one car outside the front of the house and you can easily park three or four cars to the rear. There is a planned garage that may be built in 2014.

We had a wonderful stay at Rosemain. We loved the property especially the large kitchen table where are could all eat together, the quality of the fixtures and fittings and of course the children loved the telly room. The property is really well located in Rock with easy access to the local amenities, and it was so nice to be able to walk to catch the ferry to Padstow. Fabulous walks accross St Enodoc and dinner at the St Kew Inn were particuar highlights. Our dog is considerably slimmer than when she left home !!!
We thought the service from Perfect Stays was exemplary, especially the welcome pack of local produce left for our arrival which made us feel at home. We will certainly consider booking one of Perfect Stays luxury properties for our future holidays.

Thank You for all your assistance in the booking process for your Rosemain property. I can honestly say that the images on your website make this property look stunning but I found it incredible that actually experiencing the property first hand was 100 times better than the images suggested. Our whole wedding party were simply blown away by the cottage, we had the bride and groom's family visit during our stay along with other guests who were staying nearer to Wadebridge – each and every one were taken aback by our accommodation. I think if we were to measure just how much we enjoyed our stay it was by the fact that at the end of most holidays or breaks you look forward to returning home – we were quite the opposite, we simply did not want to leave. Rosemain is an absolute gem and from discussions with the group I stayed with I think you may be seeing us again next year.

My family all thoroughly enjoyed their stay at Rosemain, despite the Lord above desperately trying to dampen our spirits with "holy" water!
The house was superbly equipped with impeccable taste and offered everything and more than we would have expected from a property of this standard. It was incredibly clean upon our arrival and the welcome package which Perfect Stays left was more than generous. It was fantastic, that we felt at ease letting the dogs into the garden as it is totally inescapable (although one of them is a great gate jumper!) The beds and the bedlinen were fabulous! With regards to Perfect Stays performance - you bent over backwards to be accommodating both before booking, during the process and during our stay! I would definitely use your company again and recommend it. Your help with a few teething problems couldn't have been more instantaneous!
