The Old Barn is a simply stunning, large single storey barn conversion located on the 140 acre Holt Farm Estate and is next door to the equally stunning property The Calf House (which is rented separately and sleeps six). The most incredible feature of this property is the beamed vaulted roof structure which, with such a large area, is a truly remarkable construction. The area is so big that if you do rent the other two properties as well, this room is where everone would dine together and meet up. There is also an excellent lutron lighting system with preset lighting functionality to help set the mood.
The Old Barn also benefits from fast broadband provided by satellite as rural broadband is too slow!
Upon opening the front door, you are greated with a few steps up to the main living/dining/kitchen area and a corridor that leads off into a cloakroom, utility room and bedroom one.
An impressive, spacious and stylish area that just oozes quality where traditionional meets modern, this area is what makes this hosue.
The large kitchen is excellent and it’s clear that every element has been carefully considered. With composite stone worktops and a mix of oak and laminate kitchen doors, this practical kitchen will delight all. As well as a useful breakfast bar, it also has two single ovens, dishwasher, two fridges, two freezers and a useful large island unit. It’s also wired for sound with a superb Denon audio system which is compatible with iPods, or play CDs so that you can listen to your music across this great room.
Dine in style in the very spacious dining area. There is enough seating for ten, and on warm nights, you can open up the door opposite which leads onto the rear patio area.
Within the living room there is a wall mounted HD flatscreen television that is connected to Sky HD and a Playstation 3 that also doubles up as a BluRay and DVD palyer whilst sinking down into the two sofas and two easy chairs. To the rear of the television, there are also some games and books. You can also access the courtyard from two side doors opposite this area.
The utility has fitted kitchen cupboards, composite stone worktops and an integrated washing machine and integrated tumble drier. The access to the plant room is also via the utility room.
There is a cloakroom in the corridor leading to bedroom one.
Bedroom One – with en-suite shower room
A super bedroom with a high quality 6’6″ antique Italian framed bed, this room stylishly decorated with a selection of antique furniture drawer units, dressing table, stool, easy chair and a large wardrobe. The en-suite has a large walk-in shower, two white ceramic sinks, bathroom cabinets, W.C. and heated towel rails.
Bedroom Two – with en-suite shower room
This bedroom has a 6ft antique Italian framed bed and vintage retro syle drawer units and wardrobe, dressing table & chair and a big comfortable armchair. To the side is a door that leads outside onto a terraced area, great for morning tea or finding your own space. The en-suite has a shower, W.C., sink and heated towel rail.
This room features 2 x 3ft antique French single beds which can be zipped together to form a king sized bed and it is a good sized room. Its has a chest of drawers, dressing table, stool, bedside tables and a wardrobe. There is also a door to the outside terraced area.
This bathroom easily serves bedrooms three and four and luxurious built in bath, walk in shower, W.C., inset sink with cupboard and a heated towel rail.
This is probably the best room for children (or people less than average height!) as one of the antique sleigh pine beds is not quite full length or width. One bed is standard single bed size (3′ x 6′) whilst the other is slightly smaller (2’10″ x 5’10″). There is a bedside table unit, and some drawer units as well as an external door into the courtyard.
Running alongside the property is an extended patio area with a wooden table and chairs and gas barbeque that is avaliable for alfresco cooking. Children love the large stretch of lawned area and the huge climbing frame and slide set.
To the rear of the property there is a gated entrance into the vegetable garden. You are most welcome to pick whatever you want to cook whilst staying at this property.
Note: To the rear of the vegetable garden, there is an obvious area that is rented to a local farmer. There are some hazards here so no-one must access this area or explore the few farm buildings and surrounding areas.
The Holt Farm Estate is made up of 140 acres of fields of lovely Somerset countryside and also includes a lake and its own woodlands. This is a working farm, but you are welcome to walk along the estate where marked. Children must be accompanied and dogs must be on a leash.
Just below Holt Farmhouse there is a fenced in duck pond with its own resident ducks.
If you venture up across the fields then you will come across a lake that regularly is populated by quite a number of ducks. This area is fenced in but you are welcome to take a picnic and sit in this extremelly peaceful area. Sometimes you may also see some of the fish that live in the lake.
Take a stroll up the track and take the marked paths through the woodlands. There are all sorts of trees, animals and flowers in the woodlands, and sometimes some of the wild deer will graze here. We will ask you to be careful at some times of the year not to disturb nesting birds.
Feel free to enjoy the space and freemdom of our fields and walk up to the Old Bothy which the owners will probably refurbish in the future.
Note: If you have adventurous children then they must keep away from the farm buildings to the rear of The Old Barn and The Calf House. As this is a working farm, there is farm machinery, slurry pits and other hazards associated with farms. There is also a stream running through the bottom of the valley which can get very fast after rainfall so we recomend that children are always supervised.
