Holt Farmhouse is an exceptional large holiday home located in the beautiful North East Somerset countryside, near Witham Friary.

This beautifully restored, traditional brick-and-flint farmhouse, with its own orchard, has been tastefully developed into a truly luxurious property set within 140 acres of land. The standard of fixtures and fittings is exceptional within the property, whilst enjoying a large garden around the house as well as an orchard.

This large luxury holiday home has five bedrooms, study, dining room, kitchen and utility room. Two of the bedrooms have en-suites, whilst a further large family bathroom and separate shower room are both located perfectly for the further three bedrooms.

If you really want a unique location for a great special occasion, luxury self catering, weekend break, corporate use or house party, then Holt Farmhouse could be it. The ground floor of the farmhouse offers a hugely sociable space, with it’s large family room flowing into the kitchen and dining room along with a completely separate living room there is plenty of space for all guests to relax and enjoy the facilities of this rural hideaway.

Holt Farmhouse is a large brick and flint property that has been completely renovated, similar to a grand design style project. It was once a derelict Somerset farmstead and through much vision, investment and dedication, it is now a stunning farmhouse with two superb barn conversions opposite (rented separately) and all set within 140 acres of glorious Somerset countryside. The property remains a working farm, let to a local farmer who may use the land to graze his cows and sheep.

Holt Farmhouse also has fast broadband supplied via satellite as rural broadband is too slow!

Cloakroom

Just off the hall is a cloakroom with W.C. and sink.

Family Room

Open plan to the kitchen is a superb family sitting area which works very well for people getting together to sit and chat in the stylish comfortable chairs, watch television on the Samsung Smart TV or play music through the attached Sonos sound bar and additional speakers. There is also a desk for those that need to keep in contact with the office or fire off a few emails instead of using the study. At the back of this area is the staircase that takes you up to the first floor.

Kitchen

This is a very large, beautiful kitchen with pale grey wood painted untis, granite worktops, belfast style white ceramic sink and a two oven Aga, as well as a conventional oven too. There are also a number of other kitchen appliances, including a built under one and a half oven, dishwasher, microwave and a freestanding American fridge/freezer.

Utility Room

The utility room has the same units and worktops as the kitchen but it also has an integrated washing machine and integrated tumble drier. There is also an exterior door to the front of the property and an internal door into the plant room.

Dining Room

The dining room is an impressive, yet intimate area which has reatined the orignal beamed ceiling, open fireplace and is excellently furnished.

Living Room

As with all great houses that work extremelly well as rentals, you have a number of different spaces to retire to in the house when it is fully occupied. The very comfortable and stylish living room also benefits from a woodburning stove and provides access via a door to a second steep staircase leading to the first floor.

Study

The multipurpose study has a desk and sofa which makes it a very cosy room to work in or escape to.

Whilst this bedroom does not have an en-suite, bathroom one is really a dedicated bathroom for bedroom one.

Bathroom One

A traditional bathroom with a vaulted beamed ceiling. Refurbished to a very high standard but in keeping with this traditional property. There is white sanitary ware including two sinks, WC, built in bath and a towel rail.

Bedroom Two – with en-suite shower room

Another beautiful large bedroom with beamed vaulted ceiling, antique drawer units, dressing table and wardrobe. The en-suite shower room has a built in shower with body jets, WC, stylish rectangle vanity sink, mirrored wall cabinet and a heated towel rail. This room also benefits from the flexibility of a zip and link bed. 

Bedroom Three

This is a bright and airy room, awash with lots of natural light. The room consists of a 5 ft bed, wardrobe, dressing table and chair whilst views across the courtyard and rear garden are framed by a pretty windowseat.

Shower Room Two

This shower room serves bedrooms three and the single occupant of bedroom five. Featuring a moden shower with body jets, as well as a W.C., vanity unit with sink and heated towel rail.

Bedroom Five 

This may be the samllest room in the property, but what it lacks in size it makes up for in view. An adorable window seat allows the occupant of this room to fully take in the expansive green landscape and rear garden. This room can also accomodate a fold-out bed, increasing the capacity of Holt Farmhouse to 10 guests.

Bedroom Four – with en-suite shower room

Another great bedroom with views across the rear garden, beneffiting form a stylish en-suite shower room. The room consists of a 5ft bed, bedside tables, armchair, window seat, storage units and a wardrobe. The en-suite shower room is finished to an excellent standard, with a top range shower with various settings and body jets, heated towle rail, W.C. and basin.

The Orchard

If the trees are producing fruit, then help yourself to the abundance of apples and pears.This is also a great place to picnic or let the children run around and explore. A small stream runs through the middle of the garden and orchard, whilst expanses of trails and woodland walks can provide hours of whistful wanderings.

If you venture up across the fields you’ll come across a lake that is regularly populated by quite a number of ducks. This area is fenced in, but you are welcome to take a picnic and sit in this extremelly peaceful area. Sometimes you may also see some of the fish that live in the lake.

 

Woodlands

Take a stroll up the track and take the marked paths through the woodlands. There are all sorts of trees, animals and flowers in the woodlands and sometimes some of the wild deer will graze here. We will ask you to be careful at some times of the year not to disturb nesting birds.

Fields

Feel free to enjoy the space and freemdom of our fields and walk up to the Old Bothy.

Note: If you have adventurous children then they must keep away from the farm buildings to the rear of The Old Barn and The Calf House. As this is a working farm, there is farm machinery, slurry pits and other hazards associated with farms. There is also a stream running through the bottom of the valley which can get very fast after rainfall so we recommend that children are always supervised.

There are many great things to do for everyone, right on the doorstep of Holt Farmhouse.   • Cheddar Gorge

    At almost 400ft deep and 3 miles long, Cheddar Gorge is an incredible sight to see. Explore the caves, climb to the top of the lookout tower, and wander around the quaint little shops. For a high adrenaline approach to the gorge try rock climbing, adventure caving or cave abseiling.

  • Dining Out

    Great restaurants in the area include The Archangel in Frome and At The Chapel in Bruton. Both offer a stylish, contemporary dining experience and source fresh local produce. The Spread Eagle Inn at Stourhead is a great pub less than 10 minutes from Holt Farm. There is also The Bath Arms at Longleat.

  • For the Kids

    As well as Longleat and the 140 acres of countryside at Holt Farm to explore, there is also Wookey Hole just a 40min drive away that is packed full of activities for kids, as well as an indoor pool at Frome Leisure Centre for rainy days. Ask our concierge team for more ideas.

  • Glastonbury

    With the legendary Glastonbury Festival on your doorstep, it would be rude not to go and see what all the fuss is about! The world-renowned festival, featuring hundreds of music acts, circus performers, the extraordinary Shangri-La and so much more, is an amazing experience.

  • Glastonbury Tor

    Both Glastonbury Abbey and Glastonbury Tor are both steeped in amazing history and legends. Take a walk up to the top of the Tor and enjoy amazing views over the Somerset Levels, Dorest, Wiltshire and Wales, or take a stroll around the ruins of the Abbey set within 36 acres of peaceful grounds.

    There are a some excellent golf courses nearby, so don’t forget to bring your handicap card.

    Holt Farm is central to some of the best spa’s in the area making it the perfect place to recharge and revitalise. Close by there’s the Charlton House Spa, Holbrook House and the incredible Therma Bath Spa in the historical city centre of Bath.

Additional Housekeeping

We can offer a whole range of additional housekeeper services to suit you and your individual requirements. If you are looking for daily or regular housekeeping during your stay, or perhaps more frequent linen and towel changes, then this can normally be provided by our housekeeping partners.

There will be a local service charge to pay to the housekeeping company although our concierge team can organise this for you. n.b. Some housekeeping companies do not always work on Sundays and have a minimum service time.

Babysitting

Babysitting or childcare can be a very important part of a stay, particularly if you want to go to perhaps a great fine dining restaurant or maybe spend the day on non child friendly activities.

We have access to a number of childcare professionals or local babysitters that are close to all our properties. n.b. Due to insurance reasons, we only pass on names and numbers and leave you to make the final decision on who to employ.

Chef Prepared Dinners

Chef Prepared Dinners is a very flexible bespoke food service. The way that it works is that you discuss what food you would like with one of our partner chefs, they prepare it and then deliver it to you on the agreed day, together with cooking instruction!

All you have to do is turn on the cooker for items that need cooking, follow a few simple instructions and then hey presto, a gourmet banquet is on the table! As well as gourmet food, you can also order simple homemade dishes as well. Limited availability so always book early.

Classic French Cuisine

The great thing about learning within one of our houses is that not only do you not have to travel anywhere, it’s a much more personal experience. You also cook the food ready for you and the other house guests to enjoy later! Prices start from £75 per person, minimum of two participants although one to one lessons can be agreed.

Dog Sitting

If you are taking the treasured family pet on holiday with you to one of our dog friendly properties and if you go somewhere that does not permit dogs, we can provide someone who can keep your dog company!

In addition to sitting with them, they can sometimes also take them out for a few extra walks as well as make a fuss of them until your return. For more details, talk to our concierge team.

Fish and Shellfish

To save all the bother and important car space, we can normally arrange for your groceries to be delivered and packed away in the fridge, freezer and cupboards before your arrival.* This is a great way to start your stay and avoids the big shop on arrival and all that un-necessary time!

There is normally a small local service charge for this service although it always works best if we use one of our local grocery shop partners. *National supermarket deliveries normally need to be delivered after your arrival unless agreed in advance with our local services company.

Massage and Beauty

If you would like to visit a spa during your stay we can recommend the best local spa to visit and book treatments for you. If you would like a massage, facial or manicure in the privacy of a Perfect Stays holiday home, then we can get the masseuse/therapist to come to you. Our trained and professional service partners bring everything that is required to help you unwind and de-stress.

The therapists can normally offer a variation of different massages, a range of facial treatments, manicures and pedicures. Call our concierge team for more details.

Private Chef Service

Would you like a professional chef to come and cook during your stay for a one-off special occasion? Maybe for a few nights, or even the whole week? Does the thought of having a delicious gourmet experience during your stay where the menu is designed to your exacting requirements strongly appeal?

We work with a small number of highly experienced chefs that can provide food to the very highest standards and in addition to preparing and serving gastronomic delights, they also clean and wash up afterwards! This is our most popular in-house service, we recommend booking early to prevent any disappointment.

Restaurant Reservations

Our concierge team can recommend the best restaurants in the area to help you get the most out of your stay and we’ll even take care of all of the reservations for you too.

Let us know where you would like to go and we can take all of the hassle out of organising your group and make those all important bookings on your behalf. We have great connections with all of the local restaurants so where possible we will make sure you get the best table and that all your needs are catered for.

The Wine Merchant

To save space in the car, allow us to stock the wine fridge up for your arrival. We work with a small number of local wine merchants who will deliver to your Perfect Stays holiday home or work with our local services company to get the deliveries to you.

As well as being a space and time saving service, it can also give you greater access to locally made wines and spirits which you may not have come across before.

Transport

If you decide to fly or get the train to your holiday home destination we can help to organise car hire for your stay to help you explore the local area. We can also book taxis for transfers to and from the airport/train station, as well as booking taxis to get you to and from your dinner reservations or for any other reason you may require one.

We had a fantastic new year at Holt Farmhouse. The quality of the property is fantastic and the attention to detail is superb. Everyone loved the little things that we didn’t expect and it was exceptionally clean and the linen was beautiful. Although we had very high expectations, the property surpassed them. We stayed over the Easter weekend. Though it was much better weather we still couldn’t go out everyday and this gave us an opportunity to explore and enjoy the farmhouse and scenery.The property is immaculate with attention to detail to everything. Its located in a very quiet setting with great views from the living room, and the two hill facing bedrooms. The interiors are all done in a very high taste. The bedrooms are very comfortable with a lot of fresh linen. There is a nice farm with lamas, sheep and roosters that shares its boundary with the farmhouse. It’s a great attraction for the kids. There are a few fascinating trails along the road and over the streams and hills. I’d recommend it unreservedly to anyone traveling to somerset bearing in mind that it’s not close to any of the motorways and thats what makes it exclusive. Many thanks.
