The whole ground floor leads onto an expansive wraparound deck, so you’ll never be far away from the fresh coastal breeze.
The gorgeous master bedroom at the top of Lower Cole exudes luxury, with beautiful panoramas from the super king bed and a private decking area. All five bedrooms in the main house, along with the sixth bedroom in the self-contained annex, come with their own en-suites, so no-one has to compromise on comfort.

Bedroom Two
An inviting super king bed sits at the centre of this generous room. The en-suite is hidden behind wood-clad doors and comes with a wet room-style shower.
Bedroom Three
Younger generations will adore this double bunk-bed room, dotted with vibrant splashes of colour. There’s plenty of space for unpacking holiday essentials in the walk-in wardrobe and there’s a wet room-style en-suite. Although the bunk beds would sleep four children in total, please note that only two adults can occupy this bedroom, sleeping on the bottom bunks.
Bedroom Four
Bedroom four is a spacious super king garden room with the versatile option of being made up as a twin. With views over the Camel Estuary and patio doors leading onto the lawn, there’s no better place for a morning coffee.
The en-suite is comprised of a bathtub with a shower over it.
Utility Room
Lower Cole’s utility room is incredibly spacious, with a Siemens washing machine and tumble dryer. Leading straight onto the front lawn, guests will find a heated outdoor shower just outside, perfect for cleaning off sandy feet.

Kitchen and Dining Room
Glass patio doors surround the kitchen and dining room on three sides, providing a stretching panoramic of the estuary, peppered with sailing boats.
The well-equipped kitchen consists of an American style LG fridge-freezer with an ice and water dispenser, along with a Siemens single oven, steam oven, microwave oven and warming drawer. There’s also a Siemens four ring induction hob, a wine cooler, Nespresso coffee machine and two Bosch dishwashers. The area is intuitively social, overlooking the large maple dining table. The sliding patio doors provide access onto the vast decked area.
Please note: guests with pacemakers should avoid using the induction hob as this can interfere with the device.
Livng Area
The elegant lounge is luxuriantly spacious, with long inviting sofas set around a grand wood burner. Refreshingly, this room doesn’t feature a TV, and is instead intended to be a space for socialising and relaxing. From here, patio doors lead out onto the decking.
TV Room
Just behind the lounge, the separate TV room works as a great space for adults to come together whilst the children are occupied in the media room. The expansive 65" Sony Smart TV also comes with a full Sky HD package and there's an Xbox Series X with an unlimited games pass too. Large Velfac doors slide across and lead out onto the spacious patio area.
Games Room*
This cosy games room comes with plush sofas and a 65” Sony Smart TV with a full Sky HD package, Netflix and Blu-ray player; it provides the perfect space for children to have a bit of downtime whilst watching their favourite films. Alternatively, for those who love a touch of competition, there's a pool table to keep everyone entertained. Retreat here on rainy days or simply begin a family scorecard for after-supper tournaments.

This room has easy accessibility and is near the social areas, making it perfectly suited to elderly relatives or guests with limited mobility.

Lower Cole benefits from a luscious garden running along the front of the property. There are several manicured lawns, an outdoor table tennis table and a garden gate that opens straight onto a path down to the waterfront.
Terraces and Decking
A paved patio is located just outside the TV room, complete with a charcoal barbeque and dining furniture. Towards the front of the property, just bedside the utility room, guests will find a heated outdoor shower. Lower Cole’s ground floor features an enormous decked balcony that spans from the kitchen, all the way around the front of the house.
Parking
The lane leading to Lower Cole is quite narrow and privately owned, so there isn’t any space for turning. For this reason, parking is restricted to a maximum of three cars to allow plenty of room for manoeuvring. For additional vehicles, Rock car park is a short walk away.

Outdoor pursuits
Running through Rock, the South West Coast Path is the perfect way to explore North Cornwall’s rugged coastline. Follow the path to Daymer Bay and enjoy breathtaking views from Brea Hill or continue onto Pentire Point and Polzeath if you’re feeling energetic. The scenic Camel Trail starts across the estuary in Padstow and is fantastic for family-friendly cycle rides. The renowned St Enodoc Golf Club is in the heart of Rock, and Trevose, Bowood and St Kew Golf Clubs are all within a 35 minute drive.
Activities for children
Other than the many gorgeous beaches nearby, there are plenty of alternatives for children to enjoy. The Camel Creek Adventure Park and Dairyland Farm World are perfect for the little ones to meet and feed the animals before running around in the indoor play area to let off some steam. Younger children will relish rainy days spent at the charming Macdonald’s Farm near Porthcothan. And for history enthusiasts, we’d recommend a day trip to the mythical Tintagel Castle, which is about 35 minutes away by car.
Beaches and watersports
The dog friendly Rock Beach runs alongside the Camel Estuary and has stunning views across Padstow. Just around the coastal path is the beautiful Daymer Bay and the popular surfing beach of Polzeath is also just a short drive away. Rock is a haven for sailing, stand up paddle boarding and kayaking, and adrenaline junkies will love coasteering with Cornish Rock Tors. Polzeath and Harlyn Bay have a range of fantastic surf schools for lessons and equipment hire, suitable for all abilities.
Food and drink
An unforgettable destination for foodies, Rock is home to Four Boys Cafe, The Pityme Inn and The Dining Room. Just down the road, The Mariners run by Paul Ainsworth is also highly recommended for a delicious bite to eat or laid back drink. Alternatively, hop on the water taxi to Padstow to sample the delights of Paul Ainsworth at Number 6, Caffè Rojano and the iconic Rick Stein’s. The Cornish Wine Tours experience also starts in Padstow, and there’s no better way to discover Cornwall’s award-winning vineyards or sample some fine wines.

Just across the estuary, Padstow’s annual Christmas Festival is the perfect way to kick off the festive season. Held at the beginning of December, the popular fishing village comes alive with cooking demonstrations, local produce and a Santa fun run.
