Headlands is located within the Cornish Riveria, on the South Cornish coast in Porthpean; near Charlestown, Carlyon Bay, Fowey & St Austell.

Headlands is a traditional style luxury holiday home with incredible sea views across St Austell Bay in a superb location with a large garden and exterior heated swimming pool.

The external heated swimming pool (from mid April to end of October) is an excellent size and is very popular with guests. There is also a very large patio area up by the house where you can soak up the sun or just watch the ever changing motions of the sea.

The property sleeps between 8-9 guests over three floors and two of the bedrooms have en-suites. The living space on the ground floor is very spacious and includes two lounges, a dining room, conservatory area, kitchen, utility room, two cloakrooms and a wet room.

As well as benefiting form a stunning location, Porthpean is ideally placed to explore South Cornwall and the Eden Project; Mevagissey, Fowey, Charlestown and the Roseland Peninsula.

Exterior

The terrace and gardens at Headlands are excellent and the sea views are truly superb. Sometimes you may see one of the Square Riggers sail by on their way in or out of Charlestown Harbour. Highlighted of course by the outdoor heated swimming pool, this space is perfect for watching the world go by while you sit back and enjoy the summer sun.

The ground floor is a spacious living area large enough for the whole group. The expansive dining room is adjacent to the lounge making it the perfect place to congregate. Kitchen

A lovely light coloured fitted kitchen with an electric Aga conventional cooker, Belfast double bowl ceramic sink all topped off with granite worktops. The other kitchen appliances include a dishwasher, integrated fridge, microwave and a free standing fridge freezer. The heating in the kitchen is provided via electric underfloor heating.

Utility Room/ Wet Room

The utility room houses a free standing washing machine, tumble drier, fitted kitchen units and a stainless steel sink. Towards the other end of the room is a wet room with two showerheads, which is ideal for showering after using the swimming pool or coming back from the beach. There is also a toilet next to the wet room.

Dining Room

The comfortable dining room easily seats 8 guests, although this can be extended further to accomodate at least one more. As with all the sea facing rooms, there are great views across the garden, swimming pool and across St Austell bay.

Lounge

The lounge is a long spacious room that enjoys an enormous amount of natural light. At one end you have a conservatory and at the other there is a set of French doors onto the terraced area. The audio visual equipment includes a HD flatscreen television, Blu Ray player and Sky HD system. The Sky system is the full package including entertainment and Sky sports.

Living room

Having additional living space is a great feature, particularly with a house that can cater for up to nine people. This room is often reffered to as the quiet room and is great for relaxing and chilling out. There is a flat screen televison with a digital television service.

Master Bedroom & En-suite Shower Room

With superb views over St Austell bay, the master bedroom is located on the sea facing side of the property. The bed is a 5ft traditional framed bed and has two bedside cabinets next to it. Within the room there is also a wardrobe and drawer unit with direct access into the en-suite shower room.

Bedroom 1

This room also enjoys extensive views over St Austell bay and over to the South end of Porthpean as well. A fitted, mirrored wardrobe unit, two bedside cabinets and a traditional framed bed make up a wonderfully relaxing bedroom.




Bedroom 3

This bedroom also benefits from some sea views and is ideally sized for one guest.

Bedroom 4

Bedroom 4 is located to the rear of the house and is an excellent single bedroom.

Main Bathroom

With white Heritage sanitary ware, the bathroom has a wooden style floor and has just been completely retiled and replastered. There is a bath/shower mixer that is suited for hairwashing and for those wishing to shower, however many people love using the large wet room downstairs.

Two single beds with an option for a third along with an enclosed en-suite shower room makes this the perfect children’s room.

Bedroom 5 & En-suite Shower Room 

The extensive sea views from this bedroom are stunning, allowing guests to see for many miles. This bedroom has two single beds with a truckle bed available for an extra guest, extending this property to sleep 9. Within this room there is a large flat screen television which is generally used with the PS3.

The en-suite shower room has a shower enclosure, WC and basin.

Heated Swimming Pool

The excellent outdoor swimming pool is available to use from Easter to the end of October (subject to weather temperature). The pool is of a really good size and it has an electronically operated pool cover for safety when the pool is not in use. This area has been designed so that there is plenty of space around the pool for sitting down and relaxing or just watching people in the pool. At night time, there are numerous lights that can be switched on to light up this area.

Terraced Area

The terraced area is really big and is great for sunbathing, barbeques or just sitting down and watch the world go by. There are two sets of tables and chairs to use as well as a Weber gas fired barbeque.

Gardens

Within the garden there are mature hedges, trees and shrubs and a good sized lawn down by the pool. The gates by the garage and off the side of the terraced area can be locked and there is also a non locking side gate on the side of the property.

Garage & Parking

The garage cannot be used for parking but there is plenty of parking outside the garage or on the private road to the front of the property. 

Porthpean Beach

Just down the hill, after a short walk, is the popular and sheltered Porthpean beach. The name of the beach comes from the Cornish for little cove and its quite a wide beach.There is a seasonally operated beach shop by the beach that is really useful. Dogs are not permitted on the beach from Easter to October.

Activities on your doorstep

There are many great things to do for everyone, right on the doorstep of Headlands. The 'Local Area’ page has been designed so that you can have a snapshot to see just what’s available in the immediate locality and a bit further away. Our inclusive concierge team and holiday planners will be able to help you book anything that you want to do during your perfect stay.

  • Cycling

    Bring the bikes or hire them locally from Pentewan Cycle hire to explore some of the fantastic villages and cycle trails nearby. You can cycle around to Mevagissey or Charlestown and if you are feeling a bit more energetic then why not cycle up to the Eden Project.

  • For the Foodies

    There are a number of great places for foodies to visit including; Austells at Carlyon Bay, Areboretum restaurant at The Cornwall, Boscundle Manor at Boscundle, The Schoolhouse at Pentewan and the Dining Room at the Nare Hotel.

  • For the Kids

    There is a lot of things that kids can do as well as everything listed. This can include; Bens Playworld, Tortoise garden, Cornwall Crealy Adventure Park, Monkey Sanctuary at Looe. We do think that most kids will want to spend hours exploring the rock pools on Porthpean beach.

  • Golf

    There are quite a few golf courses nearby so don’t forget to bring your handicap card.

  • Local Pubs

    Whilst there are no pubs within walking distance of Headlands, there are plenty within a short taxi or drive. These include; The Rashleigh Arms & Harbourside Inn – Charlestown, The Polgooth Inn, Ship Inn – Pentewan, Polkerris Inn – Polkerris and many more in St Austell, Mevagissey & Fowey.

  • Nearby Beaches

    Just walk down the hill from Headlands to the sandy and sheltered Porthpean beach.

    Within a short drive there is also beaches at Charlestown, Polkerris, Pentewan and Portluney Cove.

  • Pamper

    There are several local Spa’s that offer excellent facilities and treatments. We recomend the Spa at the Carlyon Bay Hotel as it offers a selection of over 40 indulgent treatments. Call us if you want us to book you in.

  • Shooting

    If shooting is your thing then there are some really great shoots nearby although booking well ahead is imperative. In addition to rough or driven shoots, there is also some clay pigeon shooting avaliability as well. Please call us for more details.

  • Cookery School

    Driving over to Padstow is only a 45 minute drive and you can learn new culinary skills at Rick Steins Padstow Seafood school.

    The courses are really inspiring but early booking is advised. Call our concierge team for more details.

  • Coastal Walks

    Walk down the hill from Headlands to access the coastal path. Depending on your level of energy, you can walk for miles and miles! Popular short walks include walking to Pentewan or Charlestown. Longer walks could be to Fowey, Mevagissey or down to Portloe.

  • Watersports

    From Porthpean beach and/or the nearby local area you can hire Kayak’s, go on organised snorkel safaris, sail, dive and a whole lot more. Over at Mevagissey, there are a number of very good sea fishing boat trips which can be organised.

Concierge Services

We provide an inclusive concierge service to all our guests staying at any of our luxury holiday homes. Just think of all that time that we can save you making dinner reservations, organising a chef, booking the kids in for surf lessons, or we can just be a resource for the lowdown on everything local!

There is no additional charge for this telephone concierge service and we do not mark up any services that we procure for you. It's our most highly rated and talked about service and if you want us to help organise anything for your stay, just call us for more information.

Additional Housekeeping

We can offer a whole range of additional housekeeper services to suit you and your individual requirements. If you are looking for daily or regular housekeeping during your stay, or perhaps more frequent linen and towel changes, then this can normally be provided by our housekeeping partners.

There will be a local service charge to pay to the housekeeping company although our concierge team can organise this for you. n.b. Some housekeeping companies do not always work on Sundays and have a minimum service time.

Babysitting

Babysitting or childcare can be a very important part of a stay, particularly if you want to go to perhaps a great fine dining restaurant or maybe spend the day on non child friendly activities.

We have access to a number of childcare professionals or local babysitters that are close to all our properties. n.b. Due to insurance reasons, we only pass on names and numbers and leave you to make the final decision on who to employ.

Bike Hire

If you don’t want to bring your bikes with you on your stay, we can hire them for you and have them delivered to the house. If you just want to turn up at one location and cycle to another then our cycle hire partner can also deliver and collect them from any location in Cornwall.

There are a whole range of different bikes and accessories that can be hired including bike child seats! All bikes also come with helmets, locks, puncture repair kits, pumps and spare inner tubes.

Board and Kayak Hire

If you need to hire surf boards, paddle boards or kayaks for the duration or part of your stay, then we can organise this for you.
We can source surfboards suitable for all abilities, such as foam boards for beginners. Kayaks are a great way of exploring the incredible coastline and waterways near your holiday home.

The general requirement is that you must be able to swim before you can hire any equipment. We strongly recommend that you always obtain professional lessons before ever taking to the water which we can also organise for you.

Boat Trips

Whether its a private boat charter to enjoy a relaxing afternoon exploring the coastline, a day out at sea to catch some big fish for your tea, or a high speed ride on a rib searching for wildlife, we can arrange it for you!

Private group trips are available and trips range from 2 hours to full days. Ask our concierge team for more details.

Bread Making and Baking

Learn to cook … bread in the luxury of your Perfect Stays holiday home. A chef tutor will visit the house with all the necessary ingredients and teach you all the tricks of the trade or work with you on any particular type of bread that you want to master.

The great thing about learning within one of our houses is that not only is there no travelling, its a much more personal experience. You also bake the bread ready for you and the other house guests to enjoy later! n.b. Prices start from £75 per person, minimum of two participants although one to one lessons can be agreed.

Chef Prepared Dinners

Chef Prepared Dinners is a very flexible bespoke food service. The way that it works is that you discuss what food you would like with one of our partner chefs, they prepare it and then deliver it to you on the agreed day, together with cooking instruction!

All you have to do is turn on the cooker for items that need cooking, follow a few simple instructions and then hey presto, a gourmet banquet is on the table! As well as gourmet food, you can also order simple homemade dishes as well. Limited availability so always book early.

Classic French Cuisine

Learn to cook … Game food in the luxury of your Perfect Stays holiday home. A chef tutor will visit the house with all the necessary ingredients and teach you all the tricks of the trade or work with you on any particular game dish that you want to master.

The great thing about learning how to cook within one of our houses is that not only is there no travelling, it’s a much more personal experience. You also cook the food ready for you and the other house guests to enjoy later! Prices start from £75 per person, minimum of two participants although one to one lessons can be agreed.

Grocery Shopping

To save all the bother and important car space, we can normally arrange for your groceries to be delivered and packed away in the fridge, freezer and cupboards before your arrival.* This is a great way to start your stay and avoids the big shop on arrival and all that un-necessary time!

There is normally a small local service charge for this service although it always works best if we use one of our local grocery shop partners. *National supermarket deliveries normally need to be delivered after your arrival unless agreed in advance with our local services company.

Massage and Beauty

If you would like to visit a spa during your stay we can recommend the best local spa to visit and book treatments for you. If you would like a massage, facial or manicure in the privacy of a Perfect Stays holiday home, then we can get the masseuse/therapist to come to you. Our trained and professional service partners bring everything that is required to help you unwind and de-stress.

The therapists can normally offer a variation of different massages, a range of facial treatments, manicures and pedicures. Call our concierge team for more details.

Patisserie

Would you like a professional chef to come and cook during your stay for a one-off special occasion? Maybe for a few nights, or even the whole week? Does the thought of having a delicious gourmet experience during your stay where the menu is designed to your exacting requirements strongly appeal?

We work with a small number of highly experienced chefs that can provide food to the very highest standards and in addition to preparing and serving gastronomic delights, they also clean and wash up afterwards! This is our most popular in-house service, we recommend booking early to prevent any disappointment.

Restaurant Reservations

Our concierge team can recommend the best restaurants in the area to help you get the most out of your stay and we’ll even take care of all of the reservations for you too.

We have great connections with all of the local restaurants so where possible we will make sure you get the best table and that all your needs are catered for.

Surf Lessons

When in Cornwall, it’s difficult to resist the temptation get into the water and try surfing so we can recommend the best local surf schools and private surf coach’s to help you get the most out of surf lessons during your stay.

The Wine Merchant

To save space in the car, allow us to stock the wine fridge up for your arrival. We work with a small number of local wine merchants who will deliver to your Perfect Stays holiday home or work with our local services company to get the deliveries to you.

As well as being a space and time saving service, it can also give you greater access to locally made wines and spirits which you may not have come across before.

Transport

If you decide to fly or get the train to your holiday home destination we can help to organise car hire for your stay to help you explore the local area. We can also book taxis for transfers to and from the airport/train station, as well as booking taxis to get you to and from your dinner reservations or for any other reason you may require one.

Our concierge team are on hand from the point of booking right up to the end of your stay so please do contact us if you would like any help at all.

Watersports

Our concierge team can advise on all local watersport activities available such as stand up paddleboarding, jet skis, kayaking, coasteering, waterskiing, wakeboarding, ringos, sailing, powerboat courses and much more.

We can book lessons for you and liaise with individual watersport companies to help ensure the service is tailored to your ability and experience.

Wood Fired Pizza Experience

Wood Fired Pizzas are very tasty and take on average just 90 seconds to cook! Our partner chef will turn up to your Perfect Stays holiday home (in rain or shine!) and set up his mobile wood fired pizza oven and gazebos. After around an hour, it’s ready to go and pizza all round.

This is a real fun and interactive food experience that can involve the whole family. You can prepare the dough, decorate it with you personal pizza topping and then cook it as well.

We thoroughly enjoyed our stay at Headlands. The view are stunning and it’s very easy to get onto the South West Coast Path. We were very impressed by the local Asda, and our Turkey from Lobbs Farm was delicious. The locals were extremely welcoming when we all turned up to attend the carol service in the tiny village church.

We can recommend the Nare Hotel for lunch and the walk along Pendower beach, which is an easy walk for all ages. We also visited Wreckers in Charlestown a couple of times.

I booked Headlands because I wanted to give my extended family a unique holiday after my retirement. I wanted to find somewhere with an idyllic setting, lots of room, with plenty of active facilities and possibilities; a place where all those people who helped me over 38 years of working would feel my thanks and my love for them and one where we could all relax together in this new chapter of our lives. Headlands fulfilled every part of that criteria. Nothing prepared us for the extraordinary experience of entering the house for the first time, unlocking the back door and stepping out into the garden with its magnificent and inspiring vista. This is the context of a stay at Headlands.

We were lucky in having some stunning weather but the location wraps itself around visitors anyway and you instantly begin to relax.People came and went throughout the fortnight but I can honestly say that my 86 year old mother, my 4 month grand-daughter, my sons and their girlfriends, my sister and her children, my brother and his wife – all loved the experience of Headlands. The pool is fantastic and a constant source of activity; my mother went in every day! The action equipment for kayaking, surfing etc. in the garage was put to instant use and the games in the house were a marvellous resource – though we didn’t use them because the weather was so good.

My dogs loved the expanse of the garden, racing around at every opportunity. We also thoroughly enjoyed all the comfort of the chairs and sofas both inside and out; cocktail hour will never be the same! The availability of Sky Sports for the cricket was very important as was the wonderful ‘wet room’ which we all loved. It was so important having the advice and help of Perfect Stays in planning the various activities. I knew, with such a mixed-age party, it would be vital to have activities booked for the young people and at least to have locations identified and some sort of plan for the fortnight – and so it proved. On the few occasions where nothing was planned, the prevarication, uncertainty, inability to decide where to go and what to do nearly drove us all mad! I could not have organised this without the support of the Perfect Stays Team; it made all the difference. The Chef for the high-point of the fortnight provided a super meal and we had a very special evening none of us will ever forget.

I should add that the notes in the two folders for activities, local shops and instructions for equipment were vital. It was also excellent to have clean linen provided throughout our stay – towels, dressing-gowns, slippers etc. and to have people at the end of a telephone if we had any problems – as with the lighting and the electricity supply for the pool. The response from your team was instant in this case which was very impressive.

The whole experience was wonderful and my family will never forget it. We talk about Cornwall all the time now and we all want to come back again. I will be recommending your company to my friends. The organisation of things from the start, was clear, efficient and helpful even down to the return of my deposit almost immediately.So thank you, Perfect Stays, for fulfilling my dream for my family, providing us with a marvellous holiday and for opening up Cornwall to us in a unique way.
