An enviable property located on the private and secluded hills above Mawgan Porth, Headlands boasts uninterrupted, picture-perfect views of the golden sands of Mawgan Porth beach. Formerly known as The Beach House, Headlands embraces open plan beach-side living in style.

Set over three brilliantly executed floors, this luxury beach front property features elegantly balanced interior décor, punctuated with nautical nuances and tasteful nods to its coastal surroundings.

 

An atmospheric open plan living, kitchen and dining area on the first floor offers unbeatable views, with double bi-fold doors adjacent to each other that, when opened, quite literally bring the outside in. Throw open the bi-fold doors and increase the living space by incorporating the decking that sweeps around the front of the house.

 Just around the corner from Mawgan Porth sits Watergate Bay and a short car drive will take you up to Constantine Bay, Harlyn Bay and many more gorgeous beaches on the North Cornwall coast. Padstow is also just a short journey away up the beautiful coast road.

The main access to Headlands is located on the ground floor. Here you will find a shower room, a storage room for coats and shoes as well as a utility room. The stairs at the end of the hallway lead up to the first floor where you will find the main living space.

A large gravel driveway provides more than enough parking for 7-8 cars, leading up to the ground floor entrance.  The ground floor is incredibly practical, providing all of your needs with a compact utility room – equipped with Siemens washing machine, Hotpoint refrigerator and a Hotpoint tumble dryer.  A downstairs cloakroom, store cupboards and shower room are also located on the ground floor.

This is such a fantastic space for social groups and large families to come together.

Kitchen/Dining/Lounge

Lounge

The lounge area is one of the best places to relax and soak up, not only the enchanting view, but this incredible house itself. Made up of two dedicated seating areas; a deep sofa and unique natural driftwood coffee table are positioned perfectly in front of the double bi-fold doors – affording panoramic views back over Mawgan Porth headland and right round to Mawgan Porth beach.

A gorgeously soft, brown leather sofa, matching armchair and sumptuous cream sofa make up a further seating area within the lounge. Set around an enormous slate flagstone hearth, in which is set a traditional cast iron, wood burning stove that converts this summery beach house into a snug winter retreat.

An impressive 42”, Loewe flat screen television is mounted high on a pole, allowing the TV to swivel around, ensuring a clear view from any point within this open area. Media entertainment includes Sky+ HD and Panasonic Blu Ray DVD player for those family film nights. A selection of board games and iPod docking station provide further entertainment options, whilst BT Wi-Fi provides access to the internet.

Dining Area

Up to 10 guests can comfortably sit around the stretching oak-topped dining table that sits just between the lounge and open kitchen area. This dining area just works so well: guests can sit at the dining table and converse with whoever is cooking in the kitchen or reclining on the sofas admiring the view – perfect for hosting a family gathering or just generally all coming together.

Kitchen

This is a beautifully finished kitchen, featuring cool black slate flagstone flooring and polished black granite kitchen work surfaces; lightened by the elegant duck egg green of the soft closing kitchen cupboards and doors, and traditional white wooden stable door that leads to the rear of the property.

This is a lovely open plan kitchen with large, spacious preparation areas, enhancing the sociable vibe of this luxury beach-side property. As well as looking the part, this kitchen is extremely well-equipped with top of the range appliances: integrated Neff refrigerator and freezer, Neff electric oven and grill, Neff 5 ring gas hob, integrated Bosch dishwasher and a Panasonic combination microwave oven

Decking Area

The decking is accessed through the bi-fold doors and is an excellent spot for taking in the surrounding scenery and winding down the evening with a BBQ. This spacious decked area features an outdoor table and chairs to seat 8. Outdoor stairs lead down from the decking to ground floor where you’ll find a spacious, hot water outdoor shower.

Master Bedroom

A bright and airy bedroom, punctuated with summery yellow accents that, combined with contemporary white pieces of furniture, creates a sense of permeating sunshine even on the gloomiest of days. Four windows allow natural light to pour in and treat this room to superb views across Mawgan Porth whilst lying in the deluxe king sized bed, or reclining on the 3ft single day bed, which can be made up into a single bed if needed.

This spacious bedroom benefits from an abundance of storage room, with a five drawer tall chest and large wardrobe and, as with all of the bedrooms at Headlands, a 21” wall hung Panasonic television.

Bedroom Two

A good sized twin bedroom is located directly next to the master bedroom, making Headlands perfect for young families. With two 3ft single beds, accented with pastel blues and adorable nautical pieces, this room will be loved by children, whilst remaining tastefully and elegantly decorated for adult guests. This room also includes a 21” wall hung Panasonic television.

Family Bathroom

Opposite and adjacent to the master bedroom and bedroom two is a modern family bathroom, complete with an all-white Villeroy & Boch suite and walk-in shower.

Picture perfect views of Mawgan Porth can be enjoyed from almost every room in the house, including the 2 king sized bedrooms on the second floor. These rooms share a bathroom and a sheltered balcony which leads off from the hallway in-between.

The top floor landing leads out onto an intimate decked balcony – perfect for an evening drink whilst watching the sunset. This is a great sized top floor bedroom with a sumptuous, wooden framed king sized bed. Guests lying in bed can enjoy the views that make this luxury home, through the unique triangle windows.

Built-in wardrobes and a tall chest of drawers provide plentiful storage space, whilst a pair of blue inviting armchairs sit beneath the feature window. As with all of the bedrooms within Headlands, bedroom three also features a 21” Panasonic television.

 

Bedroom Four

Bedroom Four is the mirror image of Bedroom Three, featuring the same unique triangle feature window with custom blinds, reminiscent of ship’s sails. A pair of beige armchairs sits beneath this feature window for perfect viewing pleasure. The subtle, neutral décor really allows that incredible view to speak for itself. Again, guests will love being able to lie in the king sized bed and watch the ebb and flow of Mawgan Porth beach.

Built-in wardrobes and soft grey painted chest of drawers ensure ample storage for clothes and luggage, whilst a 21” Panasonic television provides light entertainment.

Family Bathroom

This second floor family bathroom serves Bedroom Three and Four and is fitted with a deep, tempting bathtub – perfect for an evening soak after a long day on the beach – wall hung sink, WC and heated towel rail.

Road to Headlands

The last bit of the road on Tredragon road is very bumpy so vehicles that are low to the ground or have body styling kits that are low need to take great care.

 

Garden

A small grassy front garden sits directly in front of Headlands and enjoys much of the day’s sun. A small gate at the bottom of the garden leads to the beach path that takes you down to Mawgan Porth beach.

Mawgan Porth Beach

Mawgan Porth is a lifeguarded, west-facing beach with excellent surf and breathtaking cliff walks, all on The Beach House’s doorstep. A picturesque, grassy path leads round from Headlands to the shops and cafes of Mawgan Porth.

Lovely property, ideal location. Spacious rooms so everyone was free to do their own thing. The property is so lovely, and the weather so good, we didn’t venture far but the South West Coast Path, which was easy to reach and had lovely walks in either direction. We favoured the route up behind the houses as a National Trust tea shop with cream teas is available within a mile or so!

The Scarlet Hotel is an easy walk and we enjoyed a celebration lunch there during the week. Padstow and Newquay are also within easy reach. We went no further as there is so much to see and enjoy from the terrace. We bought a daily paper after a walk along the beach and my husband and son enjoyed runs along the coastal footpath most days.

What can I say, thank you does not fit the bill! We had a wonderful time at Headlands despite the English summer. You are a perfect team and certainly think of everything!
