Open Plan Kitchen, Dining and Living Area
Combining exquisite interior design with panoramic ocean vistas, the ground floor living space creates a central hub for all to gather. Wrapped up in neutral tones with wooden ceilings and Cornish clay plaster walls, the kitchen, dining and living areas blend together seamlessly with contemporary artwork punctuating the walls. Not only are they incredibly spacious but there’s floor-to-ceiling sliding doors opening up directly onto the terrace – a welcome addition, especially during the warmer months.
To the right is the kitchen and dining area. An amalgamation of rustic blue cabinetry, brass and marble countertops, open shelving and wooden elements, the kitchen has been finished to an incredibly high standard. The island hosts a Miele double oven and a Bora X induction hob, with two bar stools for those wishing to take a seat as the Jura S8 coffee machine takes care of the morning espressos. Exceptionally equipped, the kitchen also comes fitted with a Quooker tap, a Miele fridge, two Miele dishwashers, an ice maker and two pancake makers.
The dining table, set beneath large woven lampshades and accommodating 12 guests, invites celebratory dining. Soundtrack the occasion by switching on the SONOS soundbar or simply pull open the sliding doors and listen to the rhythm of the waves below.
As evening falls, the living area becomes a sanctuary for relaxation. The gas fire casts a gentle golden glow while a selection of armchairs, sofas and pouffes offer ample seating. Whether unwinding with a paperback, dealing a round of cards as cocktails are poured at the drinks trolley, or settling in for a film night with the LG Gallery TV, this is where you’ll unwind at the end of each day.
Bedroom Two with En-suite
Bathed in natural light thanks to its large windows, bedroom two is a beautiful abode with wooden floors, rattan accents and linen textiles. Sink into the double four-poster bed or curl up in the inviting window seat – both offering stunning vistas over Mawgan Porth Beach. The exposed pendant lighting adds a modern touch and the colour-changing bulbs allow you to adjust the ambience to your liking. Storage-wise, you’ll find a chest of drawers and built-in shelves, as well as a dressing table for getting ready each day.
Complete with its own en-suite, unwind every evening with a soak in the bath or step underneath the refreshing waterfall shower head.
Bedroom Three with En-suite
Stepping into bedroom three, you’ll be greeted again by an incredible ocean panorama. Combining rustic wooden floors with industrial pendant lighting and mid-century furniture, this room feels instantly welcoming. Topped with crisp white linens, the double bed enjoys the very best sea views, meaning you can spend a morning watching the waves before joining the rest of the group.
The adjacent en-suite has been finished in sea green tile with a walk-in waterfall shower.
Bedroom Four with En-suite
The largest of the ground floor bedrooms and sleeping up to four guests, this room is great for holiday sleepovers. Sitting beneath exposed wooden ceilings and industrial pendant lighting, a single bunk bed and additional 6ft zip and link bed provide versatile sleeping arrangements, with an incredible ocean lookout just past the window seat.
There’s plenty of storage thanks to the built-in shelving and full height chest of drawers. Once bedtime rolls around, pull across the heavy linen curtains, switch on the colour-changing lights and drift off to the sound of the waves crashing below.
As with the other bedrooms, bedroom four also comes with its own en-suite. Finished in powder blues, find a waterfall shower and bath tub within easy reach.
Bedroom Five with En-suite
Sitting towards the back of the ground floor is Red Cove’s final bedroom. Sure to be a hit with younger guests, the bunk beds are made up of a double on the bottom and a single on top. There’s plenty of storage space thanks to the built-in wardrobes and an en-suite bathroom comes complete with a waterfall shower.
Utility and WC
The spacious utility comes complete with a Lamona washing machine, tumble dryer. additional storage space, a sink and shelving. Just across the hallway and finished in navy hexagon tile is the ground floor WC.
Boot and Changing Rooms
Designed to ensure hassle-free returns from the sand and sea, find a designated boot room and changing room on the ground floor’s west wing. Accessed via both back doors, the boot room provides ample storage for coats, wellies, towels and beach gear with bench seating and hanging hooks.
From here, you can effortlessly access the changing room. Pull off wetsuits, gloves, boots and swimsuits for a quick rinse in the dunk tank before hanging them to dry, ready for use again the following day.
Adorned in beautiful cream tiles with waterfall showerheads, the changing room also boasts a rejuvenating twin shower.

Master Bedroom with En-suite
A private sanctuary for two, discover an incredible dual-aspect ocean vista from the master bedroom. Made up of gentle green and soft oatmeal, this super king room is the definition of contemporary luxury. Layering textiles, patterns and styles, the interiors of the master complement the home’s stunning design, while remaining a complete coastal haven.
Floor-to-ceiling glass occupies two sides of the bedroom, flooding it with natural light while also revealing endless views out to sea. Pull back the heavy linen curtains every morning and while away the early hours soaking up the panorama.
Come evening, the low hanging pendant shades provide ambient lighting, and a walk-in wardrobe and dressing table awaits for those getting ready for dinner reservations.

TV Room
Occupying a quiet corner of the first floor west wing, the TV room is spacious and accommodating. It offers plenty of space for those seeking a break from the group for a movie night or a games tournament. Sink into the slouchy rust sofa, switch on the LG Smart TV and enjoy easy viewing of series and sports thanks to the accompanying SONOS soundbar. For teenagers and those young at heart, a PlayStation 5 and a selection of board games provide escapism on rainy days.
Gym
Enjoying incredible ocean vistas from its position on the first floor, the gym comes equipped with a treadmill, TRX, dumbbells, weight bench, box jump and a SONOS speaker. It’s the perfect addition for anyone wishing to continue their training while on holiday. The sliding doors open up to douse the room in fresh air, while the terrace awaits for al fresco workouts. Stretch off with lengths in the pool or head straight out onto the coast path for a refreshing dip in the sea.
Study
Nestled away in the east wing of the first floor is the study, which comes complete with a desk and open plan shelving. It has direct access into the gym and the terrace through the sliding doors but is set back enough from the group to catch up with emails and studies.
Shower Room
Complete with a walk-in waterfall shower and striking geometric tile, this bathroom services those using the east wing of the first floor.

Swimming Pool and Hot Tub
Sweeping the length of the first floor terrace, you’ll find the pinnacle of luxury living in the heated swimming pool (Easter to October) and hot tub. Framed by impeccable beach and sea views, both facilities invite days spent in the fresh air. Soak up the sunshine poolside and watch as the tides transform the bay below before taking to the waters to cool off.
The hot tub makes way for blue-sky dips during the day, while also being the first port of call at sundown. Backed by coastal grasses and yuccas, it provides a heavenly setting for basking in the golden hour glow.
Sauna
Sitting at the very bottom of the natural garden is the triple Iglu sauna, located perfectly for a quick dash from the sea or from the hot tub above. Its triple design means there’s plenty of room to peel off wetsuits post-surf, shower, and take a seat on the wooden benches to enjoy a moment of calm. Its ebony clad interior encapsulates the ritual of Nordic bathing while the small windows reveal views over heathered clifftops, reconnecting you with nature.
Lower Terrace and Gardens
Blending beautifully into its clifftop setting, the tiered garden is surrounded by wildflowers, mosses and ferns. To begin, the terrace wraps around the breadth of the ground floor, making it easy to open the sliding doors and step into the fresh air. An outdoor dining table to seat 12 guests and a charcoal barbeque are postitioned beside the pool, ensuring al fresco lunches are taken care of.
Savour the incredible views out to sea while soaking in the sunshine or descend the steps to the lower garden where a trampoline and sauna await. The trampoline promises endless hours of fun for little ones, while the sauna is a heavenly escape for the adults of the group.
From here, you can also access the South West Coast Path from the gate at the very edge of the outside space. Be on the beach within a short walk or climb the path over to Bedruthan Steps in the other direction.
Outdoor Shower, WC and Surf Store
Moments from the swimming pool and hot tub is the outdoor shower and WC. Rinse off before a dip or make this your first pitstop after days spent in the waves. Take off wetsuits and stack your boards in the designated store before heading back through the changing room doors in search of warm towels and dry robes.
Parking
The driveaway provides private parking for three cars with an additional two spaces located in the garage. The driveway is sloped and access to the house from here is via two external steps.

As well as parking for two cars, you'll also find the EV charger, table tennis and freezer too.

While Red Cove can sleep up to 12 guests in total, it accepts a maximum of 10 adults. The bunk beds in bedroom four sleep two children.
Due to the house's location and natural garden, the outside space blends into the heathered clifftop and the South West Coast Path, so children and dogs must be supervised when using this area.

For laid back dining, try The Merrymoor Inn on the beachfront or The Falcon Inn in St Mawgan. The Beach Hut at Watergate Bay is perfect for a drink with a view.
Beaches and watersports
The beautiful Mawgan Porth Beach is on your doorstep and Watergate, Constantine and Harlyn Bay are all great family-friendly options nearby. All ideal for surfing, hire boards or book lessons at Kingsurf in Mawgan Porth, the Extreme Academy at Watergate Bay or Harlyn Surf School. For jet ski hire or coasteering, head to Lusty Glaze, or try a range of different watersports in Newquay for a taste of something new.
Time for pampering
The Scarlet Hotel Spa offers some of the best holistic treatments in the area. With an indoor heated pool, hot tubs and outdoor sauna, treat yourself to a spa day or evening. What's more, with expansive views over sea and sand, you can breathe in the salty sea air as you relax. Golfers can head to the Merlin Golf Course just up the road or the championship course at Trevose Golf and Country Club, which is 15 minutes away by car. The Newquay Golf Club has some of the best sea views in the UK to soak up during your game. Walkers will love the South West Coast Path, which runs along the headland – the circular walk from Mawgan Porth to Bedruthan Steps is our top recommendation.
Activities for children
The Camel Creek Adventure Park is perfect for children of all ages, with family-friendly rides, animal encounters and play areas. Newquay Zoo and Dairyland Farm World are both nearby, perfect for the little ones to get acquainted with a variety of animals. Go Karting in St Eval is great for the adrenaline junkies of the family. On rainy days, head to the Blue Reef Aquarium, Pirate’s Quest or the Lighthouse Cinema in Newquay.
