Swap the stresses of city life for the relaxation of a Cornish sanctuary as you soak up 180 degree views of sparkling Atlantic Ocean. With striking architecture, endless social space and five bedrooms across two floors, Zawn House strikes the perfect balance between family fun and finding time to switch off.

At its core is the open plan kitchen, living and dining area, with high ceilings, modern finishes and contemporary artwork. The state-of-the-art SieMatic kitchen will impress even the most discerning home cooks, with a sleek kitchen island and oak dining table. Floor-to-ceiling sliding doors showcase the coastal backdrop, making it a natural setting for gatherings with friends. Step out onto the terrace for tapas and wine, or perch in the window seat as tides crash on the beach below.

In the cool and comfy living area, a huge l-shaped sofa welcomes evenings spent around the wood burner, while your favourite smooth jazz artists play through the SONOS. Upstairs, and occupying a floor of its own, the first master suite awaits. Framed by a private balcony with magical views out to sea, it’s home to a tempting super king bed and en-suite wet room.

The remaining four bedrooms are positioned around the ground floor living space to maximize the view. Each benefiting from a 4K Smart TV, there's a second super king suite, one double, one twin with a 6ft zip and link bed, and a bunk room sleeping four. There’s also a study for those wanting to get ahead with work, plus a family bathroom, utility, and WC.

Outside, the den is the perfect rainy day refuge for when Porthleven’s infamous storms roll in. Complete with a retro arcade games machine and bar area, there’s plenty to entertain children and adults alike. The outside space promises twilight entertainment after days on the beach - prepare seafood feasts in the garden kitchen or toast marshmallows around the fire pit. As well as an outdoor shower, there’s an electric car charger, so you needn’t stress about the holiday practicalities - simply park up and plug in.

Zawn House is a flagship Cornish retreat with local delights on its doorstep. Visit chef-named restaurants owned by the likes of Jude Kereama and Michael Caines, stop by the Porthleven Food Festival each April, or take day trips to the spectacular St Michael’s Mount.

Open plan Kitchen, Living and Dining Area

Finished in soft oak and matte white, the open plan living space is the showstopper of the home. Vast sliding doors span the width of the room, framing sparkling views across West Cornwall and flooding the ground floor with natural light. Just outside, the sea-view terrace is an idyllic spot to relax with an Aperol spritz in hand.

The SieMatic kitchen features a modern central island complete with four bar stools, plus a built-in induction hob. Gather around for homemade pizza nights as the breeze blows in from the terrace, or turn to the Siemens double oven for Sunday lunches come winter. A large oak dining table sits in the middle of the room, perfect for foodie get-togethers with family and friends. There’s also a Siemens dishwasher and a Nespresso Vertuo Next coffee machine. 

Meanwhile, the grey-toned living area welcomes cosier nights by the wood burner. Complete with a plush l-shaped sofa and a 4K Smart TV, enjoy access to Netflix and Disney Plus, or fill the evening with music instead, thanks to the SONOS speaker. A welcoming room in all weathers, the lofty ceilings make it light and bright in summer, with a window seat to hunker down in as Porthleven Beach is hit by winter waves.

Bedroom Two with En-suite

A home of true luxury, one of two master suites awaits on the ground floor. Featuring a super king bed and luxury linens, this room sits at the far end of the house, offering peace and privacy from the rest of the group. Sliding doors frame almost panoramic views over the ocean, so mornings are best spent waking up slowly and welcoming the breeze from the terrace.

The en-suite bathroom provides plenty of space for getting ready, complete with a walk-in waterfall shower.

Bedroom Three

Finished in soft white and deep blue, this lovely super king bedroom takes full advantage of its mesmerizing vista. Curl up in the tan leather chair as boats sail past the window, or relax in front of the Smart TV if the weather takes a turn.

Bedroom Four

Another sea-view bedroom, admire the ocean each morning as West Cornwall wakes up beyond the window. A versatile 6ft zip and link bed gives this room a practical advantage, with the choice of a super king or two twins. A tan leather chair and deep blue woolen soft furnishings complete the space in a signature coastal style. 

Bedroom Five

Designed for young children, this playful space features two single bunk beds, sleeping up to four guests under 15. There’s a Smart TV and plenty of games for indoor entertainment, plus fun coastal interiors that little ones will love. 

Family Bathroom

A light, bright and neutral space, the family bathroom services bedrooms three, four and five. Finished in soft grey tiles, it features both a bath and a shower. 

Study

Complete with a desk, printer and scanner, those needing to catch up with emails can seek refuge in the convenient study. Balance out the work stress with direct access onto the decked terrace – perfect for a sea-view coffee break. 

Utility

Featuring a Samsung washing machine and tumble dryer, plus an additional sink, the utility is finished in matte white and located just beside the front door. 

WC

Completing the ground floor is a WC, which features light grey tiles and a waterfall shower.

Master Bedroom with En-suite

Occupying a floor of its own and separated from the main social space by a glass walkway, the master bedroom promises a little slice of heaven. There’s a private balcony for taking in the sea view each morning, as well as a super king bed for a restful night's sleep.

 

After the first coffee of the day, take to the beautifully finished en-suite wet room, complete with energizing waterfall shower. The master bedroom also enjoys a dedicated dressing area with a full length mirror.

Games Room

Children and adults alike will love relaxing in the outdoor games room, complete with a retro arcade machine and bar area. There's also an Xbox Series X games console, complete with Game Pass Ultimate, providing competitive guests with access to over 100 games.

Once evening falls, cosy down in the large Chesterfield sofa or challenge friends to a round of air hockey. Set towards the back of the garden, the games room makes the perfect refuge for wild weather days in West Cornwall.

Outdoor Kitchen

After long days on the sand, the wood-clad outdoor kitchen, aptly named ‘The Shack’, promises to feed hungry beach-goers each evening. Complete with a large gas barbeque and stainless steel sink, it’s a sociable space to gather the whole group together. Cook up al fresco feasts to enjoy at the custom-made dining table, with the awning pulled back to reveal shimmering sea views, and the wine fridge keeping the Sauvignon chilled.

Easily reached from the outdoor kitchen and looking across the sea, children will love warming homemade smores over the fire pit and planning tomorrow’s activities.

 

Garden

The garden has been designed to showcase the house's specatular sea views. Soak up some of the best sunsets in the county with a glass of fizz in hand, while the younger ones play happily on the lawn. There's also an outdoor shower for rinsing off the water babies in your group.

There’s parking for four to five cars in the large gravel parking area, plus an electric car charging point.

Additional information

While Zawn House can sleep up to 12 guests in total, it accepts a maximum of eight adults. Please note there are two bunk beds in bedroom four which can accommodate four children.

There are steps around the internal and external areas of the property

Due to the house's clifftop location, there's also a steep drop at the edge of the garden. While it's secured with fencing, children and dogs must be supervised when using this area.

This property can accommodate stairgates, with one available on request

Guests with pacemakers should avoid using the induction hob as this can interfere with the device
