Completed in 2011, this impressive oak-framed, architect-designed home occupies an elevated position above Dartmouth and takes full advantage of the panoramic views.
The open plan living, dining and kitchen space, along with all of the bedrooms, share an exceptional outlook that spans 270 degrees, sweeping across Dartmouth and the Naval College, and in the opposite direction to the ancient Kingswear and Dartmouth Castles guarding the river mouth. Equipped with a cinema room, hot tub, wood burner and Sonos, Phoenix House sleeps up to 12 guests across five beautiful bedrooms.
Bursting with vibrancy and charm, Dartmouth has a rich maritime history and is home to the Britannia Royal Naval College. This pocket of the West Country is a haven for families and lovers of sailing and watersports.

Stairs down from the bedrooms lead to the cinema room, which has an 82 inch 4K ultra HD Samsung TV, Xbox One, surround sound and a supply of DVDs as well as access to streaming services. The perfect place for a family movie night or gaming contest, there are five leather reclining cinema chairs along with some Fat Boy bean bags. There’s even a popcorn machine for those essential movie snacks.
Master Bedroom with En-suite | The Yacht Club
With floor to ceiling windows spanning the width of the room, enjoy views across the river whilst luxuriating in the super king size brown leather sleigh bed. Take an evening away from the group and enjoy a classic film on the Smart TV or listen to your favourite tunes through the Sonos sound system. There’s also a huge walk-in wardrobe with plenty of hanging space. The en-suite bathroom features a raised bath overlooking the water – the perfect spot to relax with a glass of fizz after a busy day exploring.
Bedroom Two with En-suite | The Naval College
This large bedroom is cleverly designed to offer flexible sleeping arrangements with a 6ft zip and link bed, allowing a super king or twin room configuration. The addition of a high quality double sofa bed is ideal for one or two younger children to share a room with their parents, or four children can enjoy sleepovers in the room together. There’s lots of hanging space for clothes along with a Sonos speaker and Smart TV in bedroom two, along with a sleek en-suite bathroom with a walk-in shower.
Bedroom Three | Dartmouth Castle
Benefitting from more fantastic views across the river, bedroom three has a king sized bed, Sonos music system and plenty of storage. It also comes with access to a private terrace, which is an idyllic spot for a cup of tea as the world comes to life. The family bathroom is just next door.
Bedroom Four | Kingswear Castle
This room also has beautiful views across the river from the king size bed, where couples can open the doors in fine weather to watch the activity on the river. This room shares the large family bathroom with bedroom four and benefits from a Sonos music system.
Family Bathroom
The family bathroom services the neighbouring bedrooms (three and four) and comes with a walk-in shower and large freestanding bath with waterfall spout for a luxurious soak.
Open Plan Kitchen and Dining Area
The sociable open plan kitchen, dining and living area stretches the full width of this floor, maximising the exceptional space that guests can enjoy together.
The German designer kitchen mirrors the colours of the sky and river in its glass fronted cabinets. The large island and breakfast bar (with bar stools) provide a sociable space for family and friends to congregate. The kitchen is well equipped for entertaining, with one large and one small Miele oven, warming drawer, induction hob, larder fridge and separate freezer. There are two dishwashers for convenience, along with a boiling or chilled filtered water tap, Nespresso coffee machine and the ever important wine cooler. At the far end of the room, the bi-fold doors open onto the patio and hot tub beyond, allowing the space to flow seamlessly outside.
Please note: guests with pacemakers should avoid using the induction hob as this can interfere with the device.
Enjoy banquets with a view across the river at the magnificent granite and oak dining table, which comfortably seats 12. The whole open plan floor benefits from a Sonos sound system and there’s a lovely revolving snuggle seat in the corner, which is great for an after-dinner nap. The bespoke Latvian staircase breaks up the space whilst providing an iconic focal point.
Living Room
The double height living room is framed by exposed oak beams, adding a real sense of grandeur. Sink into the plump sofas beside the inset woodburning stove and watch a film on the Sony 55 inch OLED Acoustic Panel Smart TV, complete with Sky package, including Sky Sports. The living room leads onto a balcony, which is protected by the roof extending out from the house, so there’s plenty of cover when the weather takes a turn.
Utility and Cloakroom
This floor has a cloakroom and a large utility room which has direct access onto the patio and hot tub. It’s an ideal entry point into the house for wet and sandy children or adults. It has a washing machine, tumble dryer, microwave and traditional ceiling mounted clothes dryer.
Bedroom Five with En-suite | The Eyrie
This generous king size bedroom is full of character and charm, with exposed oak roof trusses and views across Dartmouth. There’s a day bed in the room which can be used as a sofa or converted into a single bed for a younger child. A Sonos speaker provides entertainment and the sleek en-suite has a walk-in shower. There’s additional seating in the mezzanine area just outside.
Garden, Terrace and Hot Tub
A pretty garden area and path running behind the terrace leads to a bench at the highest point, offering spectacular vistas across the river and an opportunity to relax with a gin and tonic.
The main terrace has seating for 12 to eat al fresco, with stunning views providing the backdrop to your feast from the charcoal barbeque. The hot tub*, also located in prime position on the terrace, allows up to seven people to enjoy the incredible panoramas by day or night.
*Please note: the hot tub is emptied and cleaned out after every booking. Occasionally this may result in the hot tub not being up to maximum temperature on the first night of your arrival. The hot tub may also require a mid-stay service or maintenance check.
Parking
The gated drive provides parking for two cars, plus an additional small car if double parked. As the lane leading towards the property is quite narrow, please take extra care when arriving in larger vehicles.

While Phoenix House can sleep up to 12 guests in total, it accepts a maximum of 10 adults.
There are some steps around the internal and external areas of the property.
Guests with pacemakers should avoid using the induction hob as this can interfere with the device.
Unfortunately, stairgates are not compatible at this property.
Please take extra care when parking larger vehicles at Phoenix House, as the lane leading up to the property is quite narrow. The parking area has enough room for two cars, plus an additional small car if double parked. The drive does have a maximum load capacity and therefore no further vehicles are permitted, however, additional free parking can be found within a 5 - 10 minute walk from the property.

The beautiful Sugary Cove is a remote beach at the far end of Dartmouth. A true locals’ favourite, it’s perfect for a cooling dip when temperatures soar. A short drive away is Blackpool Sands. With crystal clear waters and golden sand, it has a distinctly Mediterranean feel. Beesands, Hope Cove, Bantham and Bigbury are all within driving distance and worth a visit. Treat yourself to a day trip on the African Queen for sea fishing, bird watching or picnic cruises, or catch one of the many passenger ferries for a relaxed experience.
With far-reaching views across the sea, embark on a picturesque circular walk which incorporates Dartmouth Castle. Choose from the mile walk that wraps around this historical icon or a moderate four mile coastal path that starts and finishes at the National Trust car park in Little Dartmouth. Keen walkers can opt for the stunning 11.7 mile route from Dartmouth to Start Point Lighthouse. Golfers are also spoilt for choice, with two incredible courses located at The Dartmouth Hotel.
Sitting on a promontory where the River Dart meets the English Channel, Dartmouth Castle was built in 1388 to protect the town and harbour from French raids during the Hundred Years War. Owned by English Heritage, climb to the top of the battlements for stunning views then indulge in a home-made cream tea before hopping back on the passenger ferry to the town centre. Another great day trip is Greenaway House in Kingswear. Once owned by Agatha Christie, it’s also reachable by ferry from Dartmouth.
A buzzing destination year round, Dartmouth’s festivals and events are hugely popular with locals and visitors. The Royal Regatta takes place every summer on Thursday, Friday and Saturday in August (when it’s the last Friday of the month). With spectacular air displays, rowing races on the River Dart and a steamboat rally, meander along the waterfront and enjoy the street market. The nearby Torbay Steam Fair is another brilliant annual event, and foodies will love the Rockfish Crab Festival hosted by Mitch Tonks and Angela Hartnett.
Dartmouth is a truly wonderful destination for food-lovers. Serving the freshest seafood, Mitch Tonk’s The Seahorse is a firm favourite for special occasions and indulgent lunches. Sat on the waterfront, The Angel is an incredibly well respected restaurant run by Elly Wentworth, who was a Professional Masterchef runner up in 2016. For a relaxed, beach-style atmosphere, head to Rockfish or tuck into an unforgettable breakfast at Beth’s Bistro. Kendricks Restaurant and Bar is always buzzing and welcoming, and Browns Bar is great for tapas and wine.
All fantastic options for rainy days and keeping the children entertained, Dartmoor Zoo, Woodlands Adventure Park and the River Dart Country Park are within a 25-40 minute drive. The Totnes Rare Breeds Farm, the Buckfast Butterfly Farm, Pennywell Farm and the Dartmoor Otter Sanctuary are great options for animal lovers. And family thrill-seekers will love Splashdown Quaywest water park in Paignton, which is the perfect place to cool down on a hot and sunny day. We’d also recommend a tranquil trip on the Dartmouth Steam Railway.

I chose here to celebrate my husband's 40th birthday, to say he enjoyed it is an understatement. This is the first holiday that we spent as much time in the house as we have out and about.
