Bursting with vibrancy and charm, Dartmouth has a rich maritime history and is home to the Britannia Royal Naval College. This pocket of the West Country is a haven for families & lovers of sailing and watersports. Completed in 2011, Phoenix House is an impressive oak-framed, architect-designed home. Occupying an exceptional elevated position in Dartmouth, this beautiful home takes full advantage of the panoramic views. This room is no exception, equipped with a Sonos music system and also benefiting from fantastic views across the river, but the lucky occupants also have access to a private terrace accessible only from their bedroom. This room also has plentiful storage, wardrobe, chest of drawers and mirror .

Bedroom Four | Kingswear Castle

This room also has beautiful views across the river from the bed where couples can open the doors in fine weather to enjoy the South Devon sunshine and watch the activity on the river. This room shares a large family bathroom with the neighbouring bedroom (Dartmouth Castle) and, as with all the bedrooms at Phoenix House, benefits from a Sonos music system.

Family Bathroom

The family bathroom, which services the two neighbouring bedrooms (Kingswear Castle & Dartmouth Castle), benefits from a walk-in shower and large freestanding bath with waterfall spout for a luxurious soak.

The sociable open plan kitchen, dining and living area stretches the full width of this floor, maximising the exceptional space that guests can enjoy together. Its outstanding design means that bifold doors opening onto the balcony allow the living space to flow seamlessly outside, and its double height ceiling with exposed oak beams gives a real sense of grandeur to the space. The balcony roof extends out from the house, providing cover when the weather take a turn. This is the perfect place to stand and gaze at the lights of Kingswear and the moon rising over the castles at the river mouth.

Living Room

The double height room is furnished with plump sofas, an inset woodburning stove and a Smart TV complete with Sky package makes this the heart of the home in both the winter months and summer. The open plan area contains a granite and oak dining table which comfortably seats twelve and the dining area overlooks the river across to Kingswear. This whole open plan boasts a Sonos sound system for wireless music streaming to really set the tone.

Kitchen

The German designer kitchen mirrors the colours of the sky and river in its glass fronted cabinets and makes the kitchen area, with its substantial island and breakfast bar, a social space for family and friends to congregate .The kitchen is thoughtfully and comprehensively equipped with one large and one small Miele oven, warming drawer and induction hob.

Please note: guests with pacemakers should avoid using the induction hob as this can interfere with the device. 

The kitchen area includes a larder fridge, separate freezer, two dishwashers for convenience, boiling/chilled filter water tap with safety lock, Nespresso coffee machine and the ever important wine cooler for those relaxing evenings in enjoying the view.

The revolving snuggle seat and bar stools mean guests can engage with the activities in the kitchen and chat while enjoying the stunning views. Only a step away is the hot tub on the terrace. Like the rest of the house, this too is positioned to make the most of the views of Dartmouth and the river.

Utility & Cloakroom

This floor also has a cloakroom and a large utility room which has direct access onto the terrace and to the hot tub. It is also an ideal entry point to the house for wet and sandy children or adults. It has a washing machine, tumble drier, microwave and traditional ceiling mounted clothes drier to help deal with kit easily.

A Sonos speaker is provided to allow for music to be listened to in this retreat. The sleek en-suite shower room completes this modern space and seating allows the mezzanine area outside this bedroom to be a space to read or enjoy the view across Dartmouth.

A pretty garden area and path running behind the terrace, leads the way to seating at the furthest point of the terrace with a bench offering spectacular views up the river and an opportunity to sit and relax.

The main terrace area has seating for twelve to eat al fresco, with stunning panoramic river views as your BBQ back drop. The hot tub, also located in prime position on the terrace, allows up to 7 people to enjoy the spectacular view by day or night; in the dark. The lights of Kingswear will shimmer across the water from the other side of the river, creating a setting and views equally as special as those in the day time.

Parking

The gated drive provides ample car parking for two cars.

The Local Area

Phoenix House is perfectly located to enjoy all that Dartmouth has to offer, which is a short walk away. Leave the car at the house and explore on foot or perhaps by boat or steam train. Enjoy the pleasures of a simpler life and the freedom to enjoy a place where transport can be by boats of  many kinds:  a variety of ferries travel from Dartmouth to other lovely places for day trips or shorter visits and there are ribs, kayaks and paddle boards available for beginners and experts alike. In Dartmouth they are available with or without experts or crew to assist you. Wildlife tours by boat by TV star Monty Halls are available.

The river is so clean that seals and other wildlife flourish there, including in the harbour itself. The local crabs are also expert at being caught by children and the young at heart from the harbour walls.

The house borders an Area of Outstanding Natural Beauty and there are walks short and long starting within metres of the front door. For those who prefer other pleasures, the town is renowned for its independent shops, restaurants, galleries, bookshops and coffee shops. For those who are interested the ancient heritage of the town, there are medieval and Georgian buildings  to admire as well as Dartmouth Castle, Kingswear Castle and Bayards Castle which have defended Dartmouth since the fourteenth century. The Naval College is also well-known for its connections to the Royal Family .

Dartmouth also boasts an outstanding steam railway which operates all year round and can be viewed from the house arriving and leaving from across the river at Kingswear station. During the summer the harbour boasts the world’s only remaining  steam powered paddlesteamer which offers a tranquil way to view the harbour. There are also secret beaches to discover and rock pools to find within easy walking distance of the house .

Activities on your doorstep

There are many great things to do for everyone, right on the doorstep of Phoenix House. The 'Local Area’ page has been designed so that you can have a snapshot to see just what’s available in the immediate locality and a bit further away. Our inclusive concierge team and holiday planners will be able to help you book anything that you want to do during your perfect stay.

  • Beaches

    Within a 10-15 minute walk, you will find yourself at the very beautiful Sugary Cove. It is a very small beach and well known to the locals. A short drive away is Blackpool Sands beach, a beach that has been described to have a ‘Mediterranean feel’ about it. This is due to the golden sands, crystal clear waters and surroundings of beautiful evergreen and pines. There are more beaches within driving distance too, such as Beesands, Hope Cove, Bantham and Bigbury – all of which are worth a visit.

  • Boat trips

    With the River Dart quite literally on your door step, a boat trip is a must for your holiday. The African Queen is not just a fishing boat, it also provides varying trips from bird watching to picnic river cruises – both a great way to explore the coastline and admire the beauty of the South Hams from the water. There are also many fantastic passenger ferry’s in which go to and from Dartmouth. One of which is the ferry that runs from Dartmouth to Kingswear. A trip to Greenaway House once owned by Agatha Christie is also recommended, Catch the ferry from Dartmouth Town Pontoon for a fun day out.

    Being a sea port, a fishing trip is always possible either as a 2 hour mackerel trip or a deep sea adventure.

  • Coast Path Walks

    A popular walk in the area is the picturesque circular walk that incorporates Dartmouth Castle, you can either walk the mile that wraps around this historical icon or a moderate 4 mile coastal path that starts and finishes at the National Trust Car Park at Little Dartmouth.

    If you’re a really keen walker you could walk the 11.7 miles from Dartmouth to Start Point Lighthouse!

  • Dartmouth Castle

    Sitting on a promontory where the River Dart meets the English Channel, the castle was built in 1388 to protect the town and harbour of Dartmouth against French raids during the Hundred Years War.
    It holds a wealth of history over the years and has played a central part to the areas defences from the sea. It is owned by English Heritage and has lots to see including a visit to its tea room and shop.

  • Dartmouth Regatta

    The Port Of Dartmouth Royal Regatta is a big exciting time in Dartmouth. The first official recorded regatta was in 1822 and it was formally established in 1834. The Regatta takes place over the Thursday, Friday & Saturday where the Friday is the last Friday in August. Take a trip down and watch the fantastic Air Displays, the Rowing over the River Dart or the steamboat rally. The front road along the river is closed to allow for the street market, there is also a great craft market in a marquee on Coronation Park.

  • Festivals & Events

    There are many fascinating festivals and events that take place in and around Dartmouth throughout the year. One of which is the Torbay Steam Fair which is one of the biggest events on the English Riviera events calendar and attracts visitors from far and wide. This 3 day event is a must for all the family. If your a keen Crab lover, we recommend you get yourself a ticket to the Rockfish Crab Festival, with Mitch Tonks & Angela Hartnett hosting the day, its a great celebration of the local crab. The Nourish Festival in Bovey Tracey of craft, food and music takes place all over the town including the Devon Guild.

  • For The Foodies

    Dartmouth has a lot to offer when it comes to places to eat. Whether you fancy a take away, a cake and coffee or a full three-course evening meal – all can be found within walking distance in Dartmouth.

    At the top of the list for restaurants would have to be Celebrity Chef, Mitch Tonk’s restaurant, The Seahorse, specializing in serving the freshest seafood. The Kendricks Restaurant and Bar is always buzzing and welcoming. For more relaxed, beach-style atmosphere head to Rockfish or if you just feel like relaxing and watching the world go by with a pint, then The Floating Bridge Inn pub is for you.

  • For The Kids

    When the kids have tired from endless days on the beach and the sea tractor, there’s plenty of family days out nearby. With Dartmoor Zoo, Woodlands Adventure Park and the River Dart Country Park – complete with zip wires, assault courses, tree houses and water sports – all within a 25 – 40 minute drive. Another fantastic day out is Totnes Rare Breeds Farm which aims to preserve endangered species of farm animals and the diversity of British Wildlife. The Buckfast Butterfly Farm and Dartmoor Otter Sanctuary is lovely family day out, you can learn about their tropical butterflies or their native British otters! Why not also visit the teacup pigs at Pennywell Farm? Just half an hour away.

  • Golf

    2 incredible golf courses can be found at The Dartmouth Hotel, Golf & Spa. A 20 minute drive inland will take you to this beautiful course and for any non-golfers in your group, the hotel, restaurant and spa are also open to non-residents.

  • Pamper

    Within a short walk along the waterfront you will find yourself at the popular Dart Marina Health Spa. The spa has a pool, steam room, Jacuzzi, gym and will allow day packages and spa treatments to non-guests of the Marina. Alternatively why not try The Dartmouth Hotel Spa or The Cove for some great beauty treatments.

  • Plymouth

    Plymouth is just a quick trip over the river and has lots to offer. Visit the historic Barbican for dinner along the harbour or a boat trip, enjoy a spot of shopping, visit the National Marine Aquarium, catch the latest films at VUE cinema or see a show at Theatre Royal.

  • Salcombe

    Located in the most southerly part of Devon, this exclusive seaside town is a must visit. The picturesque estuary, dotted with sail boats and yachts, is flanked with popular sandy beaches – Sunny Cove, Mill Bay, Cable Cove and Fisherman’s Cove.

    The annual Salcombe Town and Sailing Regatta takes place each August and is packed full of events, competitions and air displays. Enjoy freshly prepared Italian food at No 55.

  • Steam Train

    Climb aboard an old-school Steam Train and chug along the country in the South Hams. Running parallel to the River Dart you will pass beautiful beaches, travel across viaducts and charge through tunnels taking you all the way up to Paignton and back.

  • Waterpark

    A fun day out for families of all ages, Splashdown Quaywest in Paignton is perfect on a hot and sunny day. Filled with slides, flumes and pools -everyone will be busy until the sun goes down. Quaywest is just under a 40 minute drive once over the River Dart and through Kingswear.

We provide an inclusive concierge service to all our guests staying at any of our luxury holiday homes. Just think of all that time that we can save you making dinner reservations, organising a chef, booking the kids in for surf lessons, or we can just be a resource for the lowdown on everything local!

There is no additional charge for this telephone concierge service and we do not mark up any services that we procure for you. It's our most highly rated and talked about service and if you want us to help organise anything for your stay, just call us for more information.

Additional Housekeeping

We can offer a whole range of additional housekeeper services to suit you and your individual requirements. If you are looking for daily or regular housekeeping during your stay, or perhaps more frequent linen and towel changes, then this can normally be provided by our housekeeping partners.

There will be a local service charge to pay to the housekeeping company although our concierge team can organise this for you. n.b. Some housekeeping companies do not always work on Sundays and have a minimum service time.

Authentic Thai and Indian

Babysitting

Babysitting or childcare can be a very important part of a stay, particularly if you want to go to perhaps a great fine dining restaurant or maybe spend the day on non child friendly activities.

We have access to a number of childcare professionals or local babysitters that are close to all our properties. n.b. Due to insurance reasons, we only pass on names and numbers and leave you to make the final decision on who to employ.

Bike Hire

If you don’t want to bring your bikes with you on your stay, we can hire them for you and have them delivered to the house. If you just want to turn up at one location and cycle to another then our cycle hire partner can also deliver and collect them from any location in Cornwall.

There are a whole range of different bikes and accessories that can be hired including bike child seats! All bikes also come with helmets, locks, puncture repair kits, pumps and spare inner tubes.

Board and Kayak Hire

If you need to hire surf boards, paddle boards or kayaks for the duration or part of your stay, then we can organise this for you.
We can source surfboards suitable for all abilities, such as foam boards for beginners. Kayaks are a great way of exploring the incredible coastline and waterways near your holiday home.

The general requirement is that you must be able to swim before you can hire any equipment. We strongly recommend that you always obtain professional lessons before ever taking to the water which we can also organise for you.

Boat Trips

Whether its a private boat charter to enjoy a relaxing afternoon exploring the coastline, a day out at sea to catch some big fish for your tea, or a high speed ride on a rib searching for wildlife, we can arrange it for you!

Private group trips are available and trips range from 2 hours to full days. Ask our concierge team for more details.

Bread Making and Baking

Chef Prepared Dinners

Chef Prepared Dinners is a very flexible bespoke food service. The way that it works is that you discuss what food you would like with one of our partner chefs, they prepare it and then deliver it to you on the agreed day, together with cooking instruction!

All you have to do is turn on the cooker for items that need cooking, follow a few simple instructions and then hey presto, a gourmet banquet is on the table! As well as gourmet food, you can also order simple homemade dishes as well. Limited availability so always book early.

Classic French Cuisine

Fish and Shellfish

If you are looking to have a range of flowers either delivered in advance or during your stay then this can be arranged. From bouquets for special occasions to hand tied flowers in every room, we can organise this with our local service partners.

To save all the bother and important car space, we can normally arrange for your groceries to be delivered and packed away in the fridge, freezer and cupboards before your arrival.* This is a great way to start your stay and avoids the big shop on arrival and all that un-necessary time!

There is normally a small local service charge for this service although it always works best if we use one of our local grocery shop partners. *National supermarket deliveries normally need to be delivered after your arrival unless agreed in advance with our local services company.

Massage and Beauty

If you would like to visit a spa during your stay we can recommend the best local spa to visit and book treatments for you. If you would like a massage, facial or manicure in the privacy of a Perfect Stays holiday home, then we can get the masseuse/therapist to come to you. Our trained and professional service partners bring everything that is required to help you unwind and de-stress.

The therapists can normally offer a variation of different massages, a range of facial treatments, manicures and pedicures. Call our concierge team for more details.

Patisserie

Would you like a professional chef to come and cook during your stay for a one-off special occasion? Maybe for a few nights, or even the whole week? Does the thought of having a delicious gourmet experience during your stay where the menu is designed to your exacting requirements strongly appeal?

We work with a small number of highly experienced chefs that can provide food to the very highest standards and in addition to preparing and serving gastronomic delights, they also clean and wash up afterwards! This is our most popular in-house service, we recommend booking early to prevent any disappointment.

Restaurant Reservations

Our concierge team can recommend the best restaurants in the area to help you get the most out of your stay and we’ll even take care of all of the reservations for you too.

The Wine Merchant

To save space in the car, allow us to stock the wine fridge up for your arrival. We work with a small number of local wine merchants who will deliver to your Perfect Stays holiday home or work with our local services company to get the deliveries to you.

As well as being a space and time saving service, it can also give you greater access to locally made wines and spirits which you may not have come across before.

Transport

If you decide to fly or get the train to your holiday home destination we can help to organise car hire for your stay to help you explore the local area. We can also book taxis for transfers to and from the airport/train station, as well as booking taxis to get you to and from your dinner reservations or for any other reason you may require one.

Our concierge team are on hand from the point of booking right up to the end of your stay so please do contact us if you would like any help at all.

Wood Fired Pizza Experience

Wood Fired Pizzas are very tasty and take on average just 90 seconds to cook! Our partner chef will turn up to your Perfect Stays holiday home (in rain or shine!) and set up his mobile wood fired pizza oven and gazebos. After around an hour, it’s ready to go and pizza all round.

This is a real fun and interactive food experience that can involve the whole family. You can prepare the dough, decorate it with you personal pizza topping and then cook it as well.

The house is beautiful, very well finished indeed and we all loved staying there very much, everybody enjoyed the hot tub! You can tell it’s been thought about as there’s nearly every conceivable utensil known to man. The views are stunning and we were blessed with a beautiful week in Dartmouth. The location of the house is perfect, we walked into Dartmouth many times and it was so much easier than trying to find a parking space. Both my girls loved crabbing, it was their first time, so I suspect they will remember this holiday fondly for many firsts. Overall we all had a really lovely holiday and can do nothing but praise and congratulate the owners on an absolutely beautiful house. It is a credit to the hard work that has obviously been put into the house. We will definitely be back!
