Finished in ammonite white and soft grey, feel yourself gravitate towards the open plan living, kitchen and dining area on the ground floor. Be the first to wake each morning and savour the vista from the L-shaped sofa, or listen to the flicker of the freestanding wood burner. Just beyond, the well-stocked kitchen and spacious dining area leads straight out onto the deck at the back of the house. West-facing to make the most of both the day and evening sun, push open the bi-fold doors to enjoy an aperitif as dinner cooks on the charcoal barbeque.
Two ground floor bedrooms occupy this floor, with both benefiting from private en-suites. Perfect for multi-generational stays, the group can break away for a moment’s calm in the sea-view TV room, or challenge each other to rounds of table tennis or darts in the garage games room.
While the ground floor is wonderfully social, some of the best views in the house await from above. Climb the staircase to reveal a spacious sea-view master and the two final bedrooms, each one complete with versatile zip and link beds and access onto the glass-fronted balcony. From here, soak up sparkling ocean views when the sun shines over New Polzeath, or find yourself in the perfect storm-watching spot on wintery days. Another living area on this floor is complete with a wall-mounted Smart TV, ensuring rainy-day entertainment for all. In the master bedroom, guests will find an en-suite bathroom with a walk-in shower and freestanding bath, plus a private dressing area for leisurely wake-ups.
Outdoors on blue-sky days, Sunny Seven is a private sea-view oasis. The neighbouring Baby Bay is a must-visit for sauna sessions and cold dips at Saunas by the Sea, while coastal walks around Pentire Point and The Rumps promise idyllic wildlife-watching.

It sits to the right of the room, while an enticing living area dressed with a grey L-shaped corner sofa, log burner, and contemporary artwork awaits just opposite. Between the two, a commanding marble-topped island and pair of tangerine bar stools provide the perfect setting for buttering warm croissants on your return from an early morning dip. For those in favour of a lie-in, a large extendable Perch and Parrow dining table, paired with vibrant Habitat Jerry chairs, will come in handy for weekend brunch.
A ceiling punctuated with bespoke swinging pendant lights and SONOS speakers sends a whisper of playfulness through the room, making it easy for guests to entertain, regardless of the occasion. Beaches and watersports
One of Cornwall’s best surfing beaches, Polzeath is perfectly suited to families, bodyboarders and first-time surfers. The local surf schools offer high quality lessons and equipment hire, and George’s Surf School is a brilliant option for one-to-one tuition. A string of iconic beaches can be found along the coast path, including Greenaway, Daymer Bay and Rock. If you’re looking for adventure, we’d recommend coasteering with Cornish Rock Tors and kayak trips with Harlyn Surf School.
Outdoor pursuits
This stretch of North Cornwall is heavenly for walkers, with lovely routes from Polzeath to Daymer Bay and on towards Rock. Catch the water taxi from Rock to Padstow and spend the day walking or cycling the wonderfully scenic Camel Trail – there are plenty of options for lunch along the way. If golf is your activity of choice, head to the St Enodoc Golf Club in Rock. Alternatively, Trevose Golf Club and Bowood Golf Club are about 35 minutes away.
Food and drink
Polzeath is home to a plethora of beachside cafés for a quick snack or ice cream. We’d recommend The Waterfront or Cracking Crab for something a bit more substantial or the range of restaurants and pubs in Rock, including The Mariners. Padstow is just across the estuary from Rock, with award-winning options like Paul Ainsworth at Number 6 for special occasions. If you love trying out local tipples, then a full or half day experience with Cornish Wine Tours is not to be missed.
Time for pampering
Just above Polzeath is the rustic-luxe Cowshed Spa at the St Moritz Hotel. The ultimate space to relax and unwind, opt for a quick beauty fix or an indulgent full or half day package. The Scarlet in Mawgan Porth is a great alternative option for holiday pampering, with a range of restorative treatments on offer. Using a range of organic and natural luxury skincare, you're sure to leave feeling completely refreshed and rejuvenated.
Activities for children
There are plenty of alternatives to family beach days nearby, including the Camel Creek Adventure Park and Dairyland Farm World, where little ones can meet the animals before letting off some steam in the indoor play area. Younger children will relish rainy days spent at the charming Macdonald's Farm near Porthcothan. For history enthusiasts, we’d recommend a day trip to the mythical Tintagel Castle, which is about 35 minutes away by car.

We spent a week here with our three adult children and their partners and had an idyllic time. The house is stunning, there is everything we needed and without a doubt, the most brilliant welcome hamper we've ever been given. We had loads of space for us all and the views were breathtaking, the master suite has the most wonderful view of the Camel Estuary which is also visible from the open plan kitchen vista. We had mixed weather but the house has a games room and hot tub which we made good use of. The easy, close access to the beach was also heavenly. We would heartily recommend Sunny Seven for a fantastic family holiday. We did not bring our dogs on this occasion but the garden is safe and secure so would do it next time. It would suit multi-generational groups and it has large bedrooms downstairs as well as on the first floor and accessibility is excellent.
”This new modern house is ideally located a short walk from the main Polzeath beach and offers great views out to sea. The spacious interior is fitted out to the highest standards and the owners have added many small touches to make this an ideal family get-away house; the kitchen is particularly well equipped. The layout of the rooms provides great flexibility and the outside shower is perfect for those coming back from the beach.
