Located a stone's throw from Polzeath Beach and with sea views that can’t help but draw the eye, this north coast gem combines modern design with stunning interiors. The result is a luxurious beach house complete with a spectacular coastal backdrop, tucked away in a private Polzeath cul-de-sac. Step through its wood-clad façade and instantly relax into life beside world-famous surf, endless walking routes and renowned restaurants. 

Finished in ammonite white and soft grey, feel yourself gravitate towards the open plan living, kitchen and dining area on the ground floor. Be the first to wake each morning and savour the vista from the L-shaped sofa, or listen to the flicker of the freestanding wood burner. Just beyond, the well-stocked kitchen and spacious dining area leads straight out onto the deck at the back of the house. West-facing to make the most of both the day and evening sun, push open the bi-fold doors to enjoy an aperitif as dinner cooks on the charcoal barbeque.

Two ground floor bedrooms occupy this floor, with both benefiting from private en-suites. Perfect for multi-generational stays, the group can break away for a moment’s calm in the sea-view TV room, or challenge each other to rounds of table tennis or darts in the garage games room.

While the ground floor is wonderfully social, some of the best views in the house await from above. Climb the staircase to reveal a spacious sea-view master and the two final bedrooms, each one complete with versatile zip and link beds and access onto the glass-fronted balcony. From here, soak up sparkling ocean views when the sun shines over New Polzeath, or find yourself in the perfect storm-watching spot on wintery days. Another living area on this floor is complete with a wall-mounted Smart TV, ensuring rainy-day entertainment for all. In the master bedroom, guests will find an en-suite bathroom with a walk-in shower and freestanding bath, plus a private dressing area for leisurely wake-ups.

Outdoors on blue-sky days, Sunny Seven is a private sea-view oasis. The large grassy garden is home to a hot tub and dining table to seat all 10 guests, and enjoys direct access onto the South West Coast Path. Find Polzeath’s beachside restaurants, child-friendly surf schools and laid back bars within moments, while the likes of Daymer Bay and Rock sit further around the headland, easily reachable within a 10-minute drive. The neighbouring Baby Bay is a must-visit for sauna sessions and cold dips at Saunas by the Sea, while coastal walks around Pentire Point and The Rumps promise idyllic wildlife-watching.

Open Plan Kitchen, Dining and Living Area

A stylish space designed to showcase its stunning coastal backdrop, this room is perfect for large get-togethers. The contemporary ammonite kitchen is home to its fair share of mod cons, including a stainless steel fridge-freezer, Bosch wine fridge, and SONOS sound system. It sits to the right of the room, while an enticing living area dressed with a grey L-shaped corner sofa, log burner, and contemporary artwork awaits just opposite. Between the two, a commanding marble-topped island and pair of tangerine bar stools provide the perfect setting for buttering warm croissants on your return from an early morning dip. For those in favour of a lie-in, a large extendable Perch and Parrow dining table, paired with vibrant Habitat Jerry chairs, will come in handy for weekend brunch.

A ceiling punctuated with bespoke swinging pendant lights and SONOS speakers sends a whisper of playfulness through the room, making it easy for guests to entertain, regardless of the occasion. Home to intoxicating vistas, draw open the sliding doors for an effortless transition to the slate covered terrace, where al fresco dining is encouraged and evenings spent in the hot tub are a necessity.

Bedroom Four with En-suite

For those who find beauty in simplicity, bedroom four embodies just that. Farrow and Ball "setting plaster" walls and charcoal grey 6ft zip and link beds work together to bring warmth to this space. Cosy yet stylish, this bedroom can transition from a king to a twin, depending on your family's arrangements.

Meanwhile, a leading-edge bathroom complete with a shower and vanity cupboard sits opposite. 

 

Bedroom Five with En-suite

Boasting sea views and a bespoke en-suite, this bedroom has been decorated using soft greys, slate blacks and pastel coloured textiles. Sliding doors reveal views over the gardens and ocean beyond, allowing easy access onto the terrace. On warmer evenings, watch dusk fall over Polzeath from the comfort of the large super king bed, before pulling back heavy curtains to hide all signs of the outside world.

In the en-suite bathroom, warm terrazzo tiles sit behind a walk-in shower and a heated towel rail and large vanity unit await just opposite.

Garage Games Room

The former garage has been cleverly utilised as a games room, complete with table tennis, a dart board, giant Connect Four and table football. There's a Pod Point electric car charger located just outside, plus plenty of room for storing beach equipment.

Utility and Kit Room

Equipped to serve large groups, the utility can be found at the front of the house. Home to a large French airer overhead and a Lamona washing machine and separate dryer, there's also direct access to the back garden.

Sitting just outside the back door, guests can find an outdoor shower and drying rail, perfect for rinsing off sandy attire after days spent exploring labyrinthine rock pools and muddy coastal paths.

Master Bedroom with En-suite

Promising views of Stepper Point and Polzeath Beach, the master bedroom welcomes couples seeking a slice of paradise. Muted tones and natural materials create a soothing and inviting space while Farrow and Ball "Elephant Breath" coloured walls hug the room. A 6ft super king bed rests comfortably opposite a private balcony, and two large built-in wardrobes complete with jewellery organising drawers sit just behind. Minimalist lamps flank the bed for a warming glow, and a statement built-in headboard brings privacy to the dressing area.

With the addition of a luxurious marbled en-suite and freestanding bath tub, enjoy a well-deserved soak before slipping under the covers to fall asleep to the sound of the waves.

A sloped ceiling paired with a skylight window gives bedroom two a light and refreshing feel. Finished in a subtle grey and featuring a 6ft zip and link bed, turn this space into a versatile twin room depending on your family’s requirements.

Ebony framed windows and matching Roman blinds sit to the side of the bed, while a white-washed chest of drawers fitted with unlacquered brass handles sits opposite. On chillier days, snuggle underneath blankets to indulge in your favourite film away from the group.

Bedroom Three with En-suite

Lime white washed walls and dark wooden furnishings complete this spacious room. Two 6ft zip and link beds rest against fresh grey headboards while a large neutral wardrobe provides plenty of storage space for both guests.

Mirroring the adjacent room, a separate en-suite bathroom sits opposite, designed for luxurious relaxation.

Family Bathroom

Teal blue tiles meet soft beige flooring from this playful family bathroom, complete with a large bath tub and extendable shower head. After days spent wandering Cornwall’s coast, enjoy a blissful soak before wrapping up in a warm robe before bed.

Upstairs Living Area / TV Room

Climbing the stairs to the first floor, a wooden chess cube awaits, ready to crown its next grandmaster at family games night. To the right, slide open double doors to reveal a sea-view room like no other. Featuring a floor-to-ceiling bookcase packed with a varied selection of board games and books, retreat to this surfer's lookout to watch the waves roll into shore from one of two large grey sofas. 

Youngsters will love curling up for movie nights in front of the Samsung Smart TV, while avid gamers will enjoy competing on the Xbox. Dance the night away with a little help from the SONOS soundbar, before extending the evening's entertainment to the glass-fronted balcony with your tipple of choice in hand.

Home to glistening sea views and lined with Cornish planting and sprouting shrubs, this expansive west-facing garden provides a sanctuary for all.

Blazing summer days invite games on the lawn, barbequed lunches and afternoons sunbathing on the loungers, whilst cooler months beckon trips to the hot tub and storm watching from the outdoor dining table. 

Thanks to direct access onto the South West Coast Path, guests can walk down the garden, swing open the gate and head straight to the picturesque Polzeath Beach, to while away hours on the shore.

The driveway provides enough parking for three cars, and access to an EV charger.

Outdoor Shower

Tucked away to the side of the property is an outdoor shower. Return from sandy days on the beach and head straight here to rinse off salty hair, wetsuits and bodyboards.

Surf Store

With direct access onto the coast path lying at the bottom of the garden, this surf store is perfect for those returning from tackling the force of the Atlantic. Sitting on a second private patio that's ideal for some peace and quiet away from the group, store your surfing equipment here before rinsing sandy toes under the outdoor shower.

Beaches and watersports

One of Cornwall’s best surfing beaches, Polzeath is perfectly suited to families, bodyboarders and first-time surfers. The local surf schools offer high quality lessons and equipment hire, and George’s Surf School is a brilliant option for one-to-one tuition. A string of iconic beaches can be found along the coast path, including Greenaway, Daymer Bay and Rock. If you’re looking for adventure, we’d recommend coasteering with Cornish Rock Tors and kayak trips with Harlyn Surf School.

Outdoor pursuits

This stretch of North Cornwall is heavenly for walkers, with lovely routes from Polzeath to Daymer Bay and on towards Rock. Catch the water taxi from Rock to Padstow and spend the day walking or cycling the wonderfully scenic Camel Trail – there are plenty of options for lunch along the way. If golf is your activity of choice, head to the St Enodoc Golf Club in Rock. Alternatively, Trevose Golf Club and Bowood Golf Club are about 35 minutes away.

Food and drink

Polzeath is home to a plethora of beachside cafés for a quick snack or ice cream. We’d recommend The Waterfront or Cracking Crab for something a bit more substantial or the range of restaurants and pubs in Rock, including The Mariners. Padstow is just across the estuary from Rock, with award-winning options like Paul Ainsworth at Number 6 for special occasions. If you love trying out local tipples, then a full or half day experience with Cornish Wine Tours is not to be missed.

Time for pampering

Just above Polzeath is the rustic-luxe Cowshed Spa at the St Moritz Hotel. The ultimate space to relax and unwind, opt for a quick beauty fix or an indulgent full or half day package. The Scarlet in Mawgan Porth is a great alternative option for holiday pampering, with a range of restorative treatments on offer. Using a range of organic and natural luxury skincare, you're sure to leave feeling completely refreshed and rejuvenated.

Activities for children

There are plenty of alternatives to family beach days nearby, including the Camel Creek Adventure Park and Dairyland Farm World, where little ones can meet the animals before letting off some steam in the indoor play area. Younger children will relish rainy days spent at the charming Macdonald's Farm near Porthcothan. For history enthusiasts, we’d recommend a day trip to the mythical Tintagel Castle, which is about 35 minutes away by car.
