The Downes is a grand and imposing Grade II listed Georgian holiday home in North Devon, overlooking the rolling Torridge Valley. Having recently undergone extensive restoration works, The Downes is now available as an exclusive, luxury holiday home set within acres of beautiful, mature gardens; boasting enormous reception rooms, an outdoor heated pool, tennis lawn and games barn.

Sleeping up to 14 across 7 bedrooms, this is the perfect multi-generational holiday home or special occasion house. After wandering along the picturesque coastal paths, or tramping through the countryside, sink into sumptuous pampering in one of the traditional claw foot bath tubs, before curling up next to one of the open log fires with a good book.

Guests can enjoy sumptuous seclusion, whilst just a short drive to the picturesque towns of Bideford & Instow, and the dramatic North Devon coast. Westward Ho beach is less than 15 minutes away by car, while the popular sands of Croyde, Saunton Sands and Woolacombe lie just a little further up the coast.

The famous Tarka Trail can be accessed just at the bottom of the long drive, perfect for long walks beside the River Torridge or an afternoon of cycling. The Downes is the perfect location to celebrate a special occasion or bring several generations of family together. Children will love playing on the climbing frame, exploring the gardens and picking vegetables for dinner.

As well as that gorgeous pool and tennis lawn, the house is packed full of games and high specification facilities to keep you entertained; including a pool table, table tennis, Sonos and Sky+.

The Downes is believed to have been built circa 1850, evidenced by its classic Grand Portico, Tuscan Columns and sash windows and Adamesque fireplaces, all of which adds to this beautiful homes’ sense of grandeur

Drawing Room

Light fills this room during the day from the floor to ceiling windows. While brought into the modern day with light, fresh colours and a SONOS sound system, this room retains a traditional, relaxing feel with a cosy, traditional open fire and plush Chesterfield sofas – perfect for retiring to after a hearty meal.

Morning Room

Designed to enjoy the rising of the morning sun, this room is perfect for taking morning coffee while reading the paper before starting the day. Complete with an open fire to stave off the chill in the colder months, this room is also equipped with a Smart TV and full Sky package.

Library

Help yourself to a novel from the bookshelves or rally a little friendly competition with a billiards tournament in the library. This room also benefits from a TV and full Sky package.

Dining Room

This stately dining room is fit for a feast, complete with a dinner gong to inform the rest of the party that dinner is served. Leave the elegant French doors open in the summer months to allow the fragrance of blossoming hydrangeas and cut grass to float into this room. A large open fire at one end of the room creates a toasty, festive atmosphere in the winter months while a piano may render the SONOS sound system redundant and tempt some to a post-dinner sing-song.

 

Boot Room

Ideally positioned for returning from long country walks; guests can remove muddy boots and coats before washing away the day in the ground floor shower room. A washing machine is fitted within this room especially for wet, muddy clothing, as well as a tumble dryer.

Kitchen

The spacious kitchen is perfectly proportioned to cater for the size of such a large self-catering property. Whip up breakfast or a three course meal with ease, or allow one of our fantastic chefs to prepare a special meal. Equipped to the standard you would expect, with a Rangemaster double oven with induction hob and two dishwashers.

Sitting Room

A pop of cyan blue, children will love this room with its enormous old hearth, television with DVD player, and plenty of games and toys to keep little ones entertained whilst dinner is being prepared in the kitchen next door.

Utility Room

This functional space features a second oven, microwave and double American-style fridge freezer to ease the strain on the main kitchen when working at full capacity. There is also a washing machine provided.

Antique twin beds top and tail in this picturesque room; the window a Constable painting depicting the lush landscape with the tennis lawn in the foreground. These antique beds are slightly shorter than a standard single in length so may not be suitable for all adults.

A calming amalgamation of greys, creams and lilacs and an inviting king size bed complete this room.

Bedroom Seven

The bunk room makes clever use of space for younger members of the party.

Bathrooms

Three of the bedrooms benefit from immaculate ensuites, while the remaining 4 bedrooms are effectively served by the two family bathrooms and the landing WC. Bathroom Four features a spacious walk-in shower with enormous rainfall shower head, while Bathroom Five consists of a bath tub with shower over it.

  • Beaches

    A short drive brings you to the award-winning Blue Flag beach of Westward Ho! A soft sandy and pebble beach, popular for water sports and all the facilities you could possibly need.

    If you’re looking to escape the crowds, the stretching coast of Saunton Sands or Woolacombe are just a short drive further with the popular surfing beach of Croyde tucked between the two.

  • Clovelly

    Clovelly is a timeless, historic village of steep cobbled streets and white fishing cottages tumbling down to a picturesque harbour. The entire village is privately owned and a major tourist attraction in North Devon, dotted with quaint gift shops and cafes.

    The village holds three notable festivals a year, each with live folk music, cookery demonstrations, beer tasting and craft stalls.

    North Devon is home to the famous Tarka Trail, a 180 mile long figure of 8 that follows in the footsteps of Tarka the Otter from Henry Williamson’s 1920’s novel. Set in a UNESCO Biosphere, there are numerous circular routes that take in the trail in the local area, beautiful for walking.

    Over 30 miles of the Tarka Trail is available to cyclists, including a traffic-free 6 miles ride from Bideford to Torrington following the Torridge Estuary.

  • Walking

    North Devon is a walker’s paradise. As well as the picturesque Tarka Trail, explore the extraordinary Hartland Peninsula, a stretching coastal AONB and part of a UNESCO Biosphere Reserve.

    You’re likely to come across an abundance of wildlife, rich woodlands, fascinating geology, waterfalls and breathtaking scenery. Pack a picnic, plenty of water and make a whole day of it.

  • Watersports

    Naturally, this coastal location offers a wealth of watersport activities, with surf hire and lessons available in Westward Ho and kayaking on the River Torridge that runs through Bideford.

    Make a day of it with Active Escape, based in Ilfracombe 40 minutes away, who host a range of activities including coasteering, sea rafting, SUPing and water assault courses.

Concierge Services

We provide an inclusive concierge service to all our guests staying at any of our luxury holiday homes. Just think of all that time that we can save you making dinner reservations, organising a chef, booking the kids in for surf lessons, or we can just be a resource for the lowdown on everything local!

There is no additional charge for this telephone concierge service and we do not mark up any services that we procure for you. It's our most highly rated and talked about service and if you want us to help organise anything for your stay, just call us for more information.

Additional Housekeeping

We can offer a whole range of additional housekeeper services to suit you and your individual requirements. If you are looking for daily or regular housekeeping during your stay, or perhaps more frequent linen and towel changes, then this can normally be provided by our housekeeping partners.

There will be a local service charge to pay to the housekeeping company although our concierge team can organise this for you. n.b. Some housekeeping companies do not always work on Sundays and have a minimum service time.

Authentic Thai and Indian

Babysitting

Babysitting or childcare can be a very important part of a stay, particularly if you want to go to perhaps a great fine dining restaurant or maybe spend the day on non child friendly activities.

We have access to a number of childcare professionals or local babysitters that are close to all our properties. n.b. Due to insurance reasons, we only pass on names and numbers and leave you to make the final decision on who to employ.

Bike Hire

If you don’t want to bring your bikes with you on your stay, we can hire them for you and have them delivered to the house. If you just want to turn up at one location and cycle to another then our cycle hire partner can also deliver and collect them from any location in Cornwall.

There are a whole range of different bikes and accessories that can be hired including bike child seats! All bikes also come with helmets, locks, puncture repair kits, pumps and spare inner tubes.

Board and Kayak Hire

If you need to hire surf boards, paddle boards or kayaks for the duration or part of your stay, then we can organise this for you.
We can source surfboards suitable for all abilities, such as foam boards for beginners. Kayaks are a great way of exploring the incredible coastline and waterways near your holiday home.

The general requirement is that you must be able to swim before you can hire any equipment. We strongly recommend that you always obtain professional lessons before ever taking to the water which we can also organise for you.

Boat Trips

Whether its a private boat charter to enjoy a relaxing afternoon exploring the coastline, a day out at sea to catch some big fish for your tea, or a high speed ride on a rib searching for wildlife, we can arrange it for you!

Private group trips are available and trips range from 2 hours to full days. Ask our concierge team for more details.

Bread Making and Baking

Chef Prepared Dinners

Chef Prepared Dinners is a very flexible bespoke food service. The way that it works is that you discuss what food you would like with one of our partner chefs, they prepare it and then deliver it to you on the agreed day, together with cooking instruction!

All you have to do is turn on the cooker for items that need cooking, follow a few simple instructions and then hey presto, a gourmet banquet is on the table! As well as gourmet food, you can also order simple homemade dishes as well. Limited availability so always book early.

Classic French Cuisine

To save all the bother and important car space, we can normally arrange for your groceries to be delivered and packed away in the fridge, freezer and cupboards before your arrival.* This is a great way to start your stay and avoids the big shop on arrival and all that un-necessary time!

There is normally a small local service charge for this service although it always works best if we use one of our local grocery shop partners. *National supermarket deliveries normally need to be delivered after your arrival unless agreed in advance with our local services company.

Massage and Beauty

If you would like to visit a spa during your stay we can recommend the best local spa to visit and book treatments for you. If you would like a massage, facial or manicure in the privacy of a Perfect Stays holiday home, then we can get the masseuse/therapist to come to you. Our trained and professional service partners bring everything that is required to help you unwind and de-stress.

The therapists can normally offer a variation of different massages, a range of facial treatments, manicures and pedicures. Call our concierge team for more details.

Patisserie

Would you like a professional chef to come and cook during your stay for a one-off special occasion? Maybe for a few nights, or even the whole week? Does the thought of having a delicious gourmet experience during your stay where the menu is designed to your exacting requirements strongly appeal?

We work with a small number of highly experienced chefs that can provide food to the very highest standards and in addition to preparing and serving gastronomic delights, they also clean and wash up afterwards! This is our most popular in-house service, we recommend booking early to prevent any disappointment.

Restaurant Reservations

Our concierge team can recommend the best restaurants in the area to help you get the most out of your stay and we’ll even take care of all of the reservations for you too.

Surf Lessons

When in Cornwall, it’s difficult to resist the temptation get into the water and try surfing so we can recommend the best local surf schools and private surf coach’s to help you get the most out of surf lessons during your stay.

The Wine Merchant

To save space in the car, allow us to stock the wine fridge up for your arrival. We work with a small number of local wine merchants who will deliver to your Perfect Stays holiday home or work with our local services company to get the deliveries to you.

As well as being a space and time saving service, it can also give you greater access to locally made wines and spirits which you may not have come across before.

Transport

If you decide to fly or get the train to your holiday home destination we can help to organise car hire for your stay to help you explore the local area. We can also book taxis for transfers to and from the airport/train station, as well as booking taxis to get you to and from your dinner reservations or for any other reason you may require one.

Our concierge team are on hand from the point of booking right up to the end of your stay so please do contact us if you would like any help at all.

Watersports

Our concierge team can advise on all local watersport activities available such as stand up paddleboarding, jet skis, kayaking, coasteering, waterskiing, wakeboarding, ringos, sailing, powerboat courses and much more.

We can book lessons for you and liaise with individual watersport companies to help ensure the service is tailored to your ability and experience.

Wood Fired Pizza Experience

Wood Fired Pizzas are very tasty and take on average just 90 seconds to cook! Our partner chef will turn up to your Perfect Stays holiday home (in rain or shine!) and set up his mobile wood fired pizza oven and gazebos. After around an hour, it’s ready to go and pizza all round.

This is a real fun and interactive food experience that can involve the whole family. You can prepare the dough, decorate it with you personal pizza topping and then cook it as well.

Our family in total (11 of us) stayed at The Downes from Friday 7th – 14th April and we are all still unable to extract ourselves from the memory of sheer luxury and utter joy experienced on our holiday.  Our party consisted of Nanny, Grandpa (who was celebrating his unofficial 70th birthday), two daughters with their husbands, and children age ranging from 2 to 13yrs.  There was every facility we each could have wanted, even a potty for the two year old!  Everything worked and the garden was equal to a National Trust property beautifully cared for by Brian.  It was a taste of heaven.  The swimming pool was heated for us even though it was just before Easter, and we enjoyed very warm weather for our first 4 days.

I and my family have just had the most WONDERFUL stay at The Downes and would like to thank you all for an excellent service. The house and facilities exceeded our expectations and, once people’s dates have been  choreographed, we’re hoping to book again next year!

We had a wonderful week in a very lovely family home – just perfect for a big group of varying ages (oldest 83, youngest 13!).
We were aided by fabulous weather, but even without the sunshine, there was plenty for everyone to do and enjoy at the property.
The peace and tranquility of the location was perfect, but also near enough to shops/bike hire/Tarka Trail to make life very easy!
The Caretaker, is a massive asset to the property – so welcoming, friendly and helpful but also unobtrusive at the same time.
Another huge bonus was the pool cover, which really did keep the water warm!
Overall the house and grounds were wonderful and little extras/touches such as picking the fruit/veg from the garden and the welcome food pack made it a very memorable stay.
