Whilst everything has been finished to the highest specification, there’s nothing ostentatious about Trelorna. Its bold style exudes a quiet confidence, both inside and out. The brainchild of award-winning architects Cassell Tarring, Trelorna’s exterior embodies thoughtful contemporary design; with intricate slate walls, delicate timber cladding and striking white render reflecting the colours of Cornwall’s Atlantic coastline.
The open plan living space sits at the top of the house, which allows for an elevated outlook across the bay. With high ceilings, modern roof lights and an expanse of bi-fold doors, this room feels incredibly close to the elements. It’s impossible to keep away from the sweeping sea views, so pull back the doors and embrace oceanside living – from mimosas on the balcony to shellfish suppers in the evening breeze. And if wild weather ensues, stoke the log burner and turn to the Smart TV for comfort.
With a spacious master suite on the top level and four additional bedrooms spread across the ground floor, there’s plenty of room to wind down after dark. Three of the bedrooms open onto a large balcony, with shelter and shade provided by the overhanging floor above. Dotted with lounge chairs and tables for two, it’s an idyllic spot for early morning coffees and keeping an eye on the tides.
The epitome of chilled seaside living, Trelorna’s lower ground floor provides the space and facilities to unwind, breathe deep and socialise with the people you love most. With a stylish games room, private bar and cleverly zoned garden, it’s the perfect antidote to Polzeath’s buzzing town centre. Whilst the children play pool and watch TV, oscillate between the cedar-clad hot tub, sun loungers and sunken fire pit seating.
Just a five minute walk from the sands of Polzeath, Trelorna was designed for the beach lovers amongst us. All practicalities are covered by the EV charger, outdoor shower, surfboard store and wetsuit drying room. Seasoned surfers will need little encouragement, but for the less experienced or keen, there are plenty of surf schools, equipment hire options and beachside cafés on offer.

Perfect for the whole family to come together, descend the stairs and enter the sociable wood-clad TV and Games Room for an evening of fun. On summer days, open the large sliding patio doors and let the sea breeze roll in as you play a game of pool. When the evenings turn cold, curl up on the burnt-orange corner sofa and enjoy a film on the Smart TV. Alternatively, grab a beer from the nearby bar, recline in an armchair and listen to your favourite soundtrack on the SONOS sound system.
Bar
At one end of the room you’ll find an oh-so-cool kitchen and bar, edged with matt black units and backed by vintage mirrored splashbacks. Equipped with a Siemens oven, dishwasher, hob and Breville microwave, it's handy for refuelling in-between games of pool or for preparing a simple evening meal to be enjoyed on the patio dining table just outside.

Bedroom Two with En-suite
Home to views over the sand and direct access onto the idyllic elevated balcony, bedroom two is beautiful and homely. Rustic wooden furnishings and calming green interiors make the room feel instantly inviting, while the en-suite features a waterfall shower and geometric teal tiles. Whether the bedroom is made up into a luxurious super king or a spacious twin, there’s plenty of room to relax and savour the scenery.
Bedroom Three with En-suite
Leading on from the hallway, this double bedroom enjoys plenty of natural light and views across buzzing Polzeath. An ode to its coastal location, bedroom three is finished in deep blues and soft teals, plus the floor-to-ceiling glass door means sparkling ocean vistas are never too far away. Before heading out for the evening, take a seat at the dressing table as you get ready or enjoy the warmth of the late sun from the balcony.
Finished in warm hues, bedroom three’s en-suite features a large walk-in shower and heated towel rails. After a day on Cornwall’s coast, enjoy a blissful waterfall shower and wrap up in a warm robe before bedtime.
Bedroom Four

Balcony
Accessible from bedrooms two, three and four, the ground floor balcony stretches the width of the house and provides sublime views over Polzeath. On warmer days, open the sliding doors and take a seat on one of the sunchairs with an espresso as the early surfers hit the waves. Once afternoon rolls around, relax with a book in the sunshine or head down the staircase into the garden where a sunken hot tub awaits.

Finished in geometric blue and white tiles, the family bathroom is home to a deep bathtub and walk-in shower. Serving bedroom four and five, this bathroom is perfect for refreshing morning routines and indulgent bubble baths.

Just next to the front door, Trelorna’s spacious utility room features a wetsuit drying room, waterfall shower and heated towel rails, as well as a Hotpoint washing machine and Blomberg tumble dryer. After a morning hitting the waves, peel off sandy wetsuits in the outdoor shower before stepping inside this handy utility to warm up.

Climbing the steps to the first floor, feel instantly blown away by Trelorna’s ocean views. With bifold doors stretching the length of the room, watch as surfers take to the turquoise waters below. Whether it's preparing breakfast coffees or summer suppers, this modern kitchen provides an incredible backdrop over Polzeath’s ever changing shores.
Finished in muted blues with marble worktops, this contemporary kitchen has been finished to the highest standard. A Caple wine fridge, Nespresso Creastita Plus coffee machine and Quooker tap take care of the drink’s preparation, while a Siemens combi-oven, induction hob, dishwasher and Fisher and Paykel American style fridge-freezer take care of everything else.
With a table designed to compliment the local coastline, the dining area makes the perfect place to gather for a special occasion and toast to a wonderful holiday. Seating 10 guests and enjoying uncompromised views over the beach, in-house dining never looked so good.
Over in the living room, two inviting sofas welcome laidback evenings in front of the log burner as you flick through films on the Smart TV. Or simply select a novel off the book shelf and put your feet up as the SONOS fills the room with a relaxing playlist. In the warmer months, open up the bifold doors and listen to the buzz of the beach below from the outdoor seating or sink into an armchair next to the log burner when it turns cooler. Once evening rolls around, serve nightcaps and watch as the sky turns orange with one of North Cornwall’s incredible sunsets.
Master Bedroom with En-suite
Tucked away from the other bedrooms, the master is perfect for those wanting a peaceful stay. Finished in coastal blues and soft creams, this super king bedroom feels laidback and calming. Located at the front of the house, let the early sunshine stream into the bedroom and head straight into the adjacent living room where spectacular sea views make the perfect start to the day.

The enclosed garden is the perfect spot to relax on a sunlounger with a cold drink as children play games on the lawn. An outdoor shower is tucked down the side of the house and lets you easily wash off the sand after a long day on the beach.

After an exhilarating day spent jumping the waves at Polzeath Beach, head home and take a dip in the sunken cedar-clad hot tub to rejuvenate. Sitting at the bottom of the garden on a beautiful sheltered decking area with accompanying sunloungers, it’s an idyllic spot to while away the time whilst chatting with loved ones.
Parking, Store and EV charger
The front of the property enjoys private parking for four large cars on the drive. Tucked underneath the parking, you'll find a handy store perfect for surfboards, bikes and beach gear. A nearby 7KW EV charger makes it easy to top up before a trip out to explore the local area.
